It's a beautiful day to open escrow! Been battling out multiple offers and were not coming in with the highest purchase price. Our first offer didnt even receive a counter.
However, the listing agent called because the previous buyer never submitted their EMD so multiple backup offers are now being considered. He was very impressed with my presentation of the first offer and wanted us to resend our highest and best to see where it sits with the sellers. We are leveraging aggressive terms in hopes it will help balance out our inferiority in purchase price.
Offers are not as straight forward as they seem. There are several creative ways to increase the strength of an offer. I cant emphasize enough WHO YOU WORK WITH MATTERS
