Does selling your home have to be so complicated? ⁠ ⁠ This is a tough question and ultimately only one you can answer.⁠ ⁠ *Technically* you could throw a sign in your yard and list your home "as is" and call it a day. BUT you are likely selling yourself and your home short when you do this.⁠ ⁠ When you take the time and invest a little money into preparing your home for market, you are more likely to net more money in the sale of your home. ⁠ ⁠ Pro Tip: don't start "preparing" your home for market without first talking to your agent (hiiiiii)! The cure for seller's regret ⬇️⁠ ⁠ 99% of sellers have the SAME regret...⁠ ⁠ They waited to make changes to their home until they were selling (and they didn’t get to enjoy it while they lived there!)⁠ ⁠ I hear it all the time. A seller will prepare their home for the market (with my guidance!) and on picture day, they'll say something like, "I didn't know my house could look like this!" or "ok, now I'm not sure I wanna leave!"⁠ ⁠ Even if you know you're going to move in the next year or three or 10, don't make this same mistake! Invest some time, energy, and elbow grease into making your home exactly what you want it to be while you still live there!⁠ ⁠ Because what's the point of owning a home if you're not going to love where you live?⁠ ⁠ And let me tell you something most other agents won't: when you're doing this, don't worry about what future buyers will think!⁠ ⁠ Sure, maybe you'll need to paint your kitchen back to Alabaster instead of Banana Yellow, but if a bright yellow kitchen fills you with joy every morning when you make your coffee, then go bananas!⁠ ⁠ Bottom line: LOVE WHERE YOU LIVE...NOW! You've made up your mind. Now is the best time to list. But what should you do first?⁠ ⁠ Decide where you're going to move?⁠ ⁠ Start packing? ⁠ ⁠ Staging?⁠ ⁠ Simplify your holiday decor?⁠ ⁠ All of these things should totally be on your to-do list. But the very first thing you need to do?⁠ ⁠ Create a *back up* plan.⁠ ⁠ I know, I know, you're very excited about your next house, but sometimes Plan A doesn't work out as planned.⁠ ⁠ Your buyer may back out. Something may come up on inspection. You may load your entire house onto a moving truck and have no where to unload it for two weeks.⁠ ⁠ While everyone aims for the smoothest game plan for all parties involved, sometimes things happen outside of our control and a back up plan is necessary.⁠ ⁠ Back up plans my sellers have had (and rarely had to implement):⁠ ⁠ + move into their parent's house⁠ ⁠ + find a month to month rental⁠ ⁠ + stay with their friends⁠ ⁠ + arrange an agreement with their buyers to rent their home for two weeks⁠ ⁠ + go on a 10 day vacation while they wait for their home to be ready! (this would be my top choice for sure!)⁠ ⁠ So stage your bedrooms, scale back on holiday decor, and pre-pack your home. But don't do any of this until you map out a game plan in case Plan A doesn't work out. When Sellers "Ghost" Staging - From a report by National Association of Realtors: 82% of buyers’ agents said staging a home made it easier for a buyer to visualize the property as a future home. Skipping staging is a costly mistake! This doesn't mean you have to hire a designer and buy all new furniture...but take the advice of your agent and remember: this isn't personal! Here are a few ways to Vacay-Proof Your Home so you can truly relax while you're away and come back to a peaceful home!⁠ ⁠ -Lock all doors and windows⁠ ⁠ -Set your alarm security system & contact alarm company letting them know you're be away from the home⁠ ⁠ -Look ahead at upcoming weather and see if you need to adjust thermostat accordingly. Snow in the forecast? Ask a neighbor or handyman to clear your driveway so strangers won't drive by and notice the lack of tracks.⁠ ⁠ -Tell a trusted neighbor and ask them to stop in every other day to make sure nothing is leaking or out of place.⁠ ⁠ -Unplug TV's, computers, lamps, appliances, and whatever else that may be affected in case of a power surge.⁠ ⁠ -Speaking of unplugging, fight the urge to share vacay pics on social media in real time - take a break!⁠ ⁠ -Make it look like someone is home. Have your outdoor lights on and a random light inside.⁠ ⁠ -Secure your valuables in a safe deposit box or leave with a trusted friend or family member.⁠ ⁠ -Pause all mail and newspaper deliveries until you return. Prep your home: don’t worry, I have resources out the wazoo to help you with this. Doing the behind the scenes work before listing is key to a successful home sale!⁠ ⁠ 2. Price it right: it’s important that we look at the homes recently sold AND current competition and price according to FACTS, not lofty emotionally-driven numbers. ⁠ ⁠ Trust me, I want you to get as much money as possible out of your home sale (the more you get, the more I get paid after all!), but I also know the importance of remaining realistic and pricing in a way that creates the most demand. Overpricing hurts everyone, trust me!⁠ ⁠ 3. Market your home creatively. If you want someone to come across your listing and immediately know it's the home for them, your listing photos, listing description, and advertising need to paint the picture of the lifestyle this home offers.
