Here is a quick list of things to consider before refinancing! Investors will speak of no money deals or investing in real estate without money. Keep in mind, in order to qualify and receive approval for a long term fixed rate mortgage, lenders may require a minimum amount in your reserves. These reserves are more than likely to be liquid in nature. So if you do not have access to cash in a checking or savings account for example, consider reviewing the amount saved in retirement accounts to get around this requirement. Nevertheless, it would be silly of me to not mention, emergency fund and cash reserves are vital when investing in real estate! It sounds like many banks are shifting their business processes and how they do business around fees. But in all seriousness, "we reimbursed all overdraft fees in early 2020..." I'm not sure if they actually committed to this fact since if there is any point where I do receive any fee from the bank, I immediately call and request a waiver. I have not been shut down at this bank. A friendly reminder - You need a Local Expert! I've been receiving emails to sell a property (and mailers, etc.) from different people, companies, wholesalers, etc. What gets me about this email is the sale price. There is, absolutely no way that this is true! Redfin sends me an email about subject property stating it could be sold for $100K - $110K. While I appreciate the range, there is just no way. The property was purchased several years ago for 61K. Even if the highest grade appliances, finishes, etc were used, I just can't believe this price range. The local comps and micro market just don't support such a claim. Even the Redfin comps presented as evidence are miles apart from the subject property and of different bed / bath count. Don't trust Zestimates and Redfin Estimates. You may see all the benefits of real estate investing. There are definitely some cons to consider. admittedly, I'm an optimist and like to see all the positives and the negatives. Each of these cons can be reduced or eliminated. let's take a look at the last one risky. investing in rental real estate can absolutely be risky. There are definitely many strategies that you can do to reduce that level of risk. Hiring a property manager that is well aware of all of the laws and rules that you must follow as a landlord/ owner will help you tremendously. that solid property manager will also do the appropriate level of background screening to ensure that a high-quality tenant is selected and signs a solid lease with all the rules and fee schedules associated. An umbrella policy over your rental portfolio on top of each home’s insurance policy will also help decrease the risk associated with investing in real estate. There's an answer to each of these!
