After our last post on interior design terms, our minds was racing! There are just SO many to know. As a quick follow up, here are 5 MORE terms to keep you well-versed in interior design lingo: 1. Leadtime: Got a design project in the works? You’ll wanna ask about leadtime. What is it? It’s the time between when you order and when an item ships. Custom furniture and other items often have a leadtime of 8-12 weeks depending on the manufacturer. 2. Scale: Everything in a space needs to gel and jive. Understanding %22scale%22 is how that happens. Scale is simply how the size of one object relates to the size of the other objects in a room. 3. Bouclé: Texture is all the rage these days. Bouclé is one textured textile containing nubby, looped yarn often in two different shades. 4. Monochromatic: Don't be thrown off by the five-syllable word! What it means is this: a color scheme designed around a single color. 5. Niche: A niche is a recessed area in a wall or room -- perfect for a small piece of furniture or disguised storage, your designer can help you make the best use of the tucked-away space. Here’s the scoop on what to expect: • Typically, the buyer, seller, real estate agents, closing agent/attorney, mortgage lender, and title company rep will all be there on closing day. • At closing, the seller signs ownership of the property over to the buyer. Documents signed include the deed, the promissory note (buyers promise to pay), the loan estimate, the closing disclosure, and more. • Your agent will tell you exactly what to bring, but, at a minimum, you'll need a photo ID (and a pen with plenty of ink!). You made it through the inspection (whew) — and it’s time for just a few final details: the survey, the title, and the coveted clear-to-close. So what exactly are those? I’m so glad you asked. Survey: A survey verifies the boundaries of the property you’re purchasing. Typically required by a lender (and paid for by the buyer), an up-to-date survey comes in handy if you’re planning to install a fence or a pool or expand the driveway. Title Search: After you’ve settled in, the last thing you want is a disgruntled relative claiming ownership of your new home. A title search and title insurance protect that from happening. Clear to close: Clear to close is the two-thumbs-up every buyer wants to hear —it’s like a gold star on your paper. One of the final steps before your loan is funded, a clear to close means your lender has signed-off on all documents and issued final approval of your loan. The home buying process can be complex but broken down into smaller steps — it’s totally doable and super exciting.

BUYING PROCESS STEP 7: FINANCING PERIOD Last week we talked about the inspection period: now let’s talk about the financing period! When we go under contract, there is a financing contingency in the terms. This means the agreement is contingent upon the buyer's ability to get financing on the home. There is a set period of time that you will need to apply for a loan and obtain one. This contingency will protect the buyer from losing their escrow deposit if they are not approved for a loan. It’s very important not to make any big purchases, open a new credit card, or make any job changes during your real estate transaction: any of these activities can alter your qualifications for a loan. Once the lender has officially approved all documentation required to fund the loan, we will receive the clear to close and get closing scheduled!

What's going on pre-closing? After inspections are done, we wait for the mortgage lender to give us the "clear-to-close". This means the mortgage underwriter has officially approved all documentation required to fund the loan. All that remains is the actual closing process. Here's what's going to be happening while we wait for those magic words: Appraisal: The goal of the appraisal is to verify the value of the property for the lender and to protect you from overpaying. The contract is contingent upon whether the appraisal comes in at or above the purchase price. If the appraisal comes back short, we will be back to the negotiating table. Survey: The survey is a sketch showing a map of the property lines/boundaries among other things. The survey will show if there are any encroachments on the property. Title: The title company will conduct a title search to ensure the property is legitimate and find if there are any outstanding mortgage liens, judgments, restrictions, easements, leases, unpaid taxes, or any other restrictions that would impact your ownership associated with the property.
BUYING PROCESS STEP 6: INSPECTIONS 📱 Siri, call my inspector and insurance agent! During the inspection period (typically 7-15 days), the buyer has the right to hire a professional to inspect the condition of the home. The inspection will uncover any issues in the home that would have otherwise been unknown. We highly recommend you schedule all inspections immediately and get in contact with your insurance agent as well. This way, if we need to negotiate any repairs we can get that taken care of before the inspection period ends. The inspection period is basically the only time you can back out of the contract without repercussions. If you are financing the home, you are required by the lender to have home insurance. Typically, the insurance company will require an inspection is done - so it is never a good idea to waive the home inspection. The standard home inspector's report will cover the condition of the home's heating system; central air conditioning system; interior plumbing and electrical systems; the roof, attic, and visible insulations; walls, ceilings, floors, windows, and doors; the foundation, basement and structural components. You will receive a written report of the inspection. Keep in mind that it is always a good idea to be present at the inspections: this way you’ll have the opportunity to ask the inspector any questions.

Before closing day, there are a few important deadlines and items that we need to check off the list. BUYING PROCESS STEP 4: MAKING AN OFFER (that they can't refuse!) So, you've found the ONE and it's time to call up the sellers and tell them we want it! Here's some information we'll need to write up the offer: • Pre-qualification letter or proof of funds: You've already got this ready to go of course! • Offer price: I will help you determine the property's fair market value • Earnest Money deposit: Usually 1-2% of the purchase price. • Financing amount: What percentage of the loan are you financing, and how much you are putting down • Closing date: If getting a mortgage, this is typically 30-45 days from acceptance of the offer. This will be the day the keys are handed from seller to buyer • Inspection period: Typically the buyer shall have 15 days, unless otherwise stated on the contract, to perform inspections on the home and terminate or renegotiate the contract if the inspection comes back unacceptable. Nothing is more frustrating than finding the perfect home for you, and then finding out that someone else thinks it's the perfect home for them too! However, this situation does happen in our market. While prospective lenders will have plenty of questions for you, don’t be afraid to find the right lender and loan by asking a host of questions all your own. Here are a few to get you started: 1. What type of loan do you recommend for me? Why? There’s no one type of mortgage loan that’s superior to another—but whichever you choose, you need to know why it’s best and how it works. 2. Will my down payment vary based on the loan I choose? If you’re tight on cash or don’t want to be cash poor, let your lender know. Loans vary in their down payment requirements. 3. What is the interest rate and the annual percentage rate (APR)? Everyone talks about the interest rate, but the APR is just as important. It combines the interest rate with the fees a lender charges to originate your loan. 4. Can I lock-in an interest rate? If so, for how long? If you think rates will be moving up, ask if you can lock it in for a set period of time. 5. What will my closing costs be? Are they a part of my loan, or will I pay them in cash at closing? Remember, closing costs usually run 3-6% of your loan value so you need to know how they’ll be covered. Don’t understand something your lender says? Stop and ask for clarification. This is your home buying journey, and you deserve to understand the process every step of the way.
