Get your holiday mocktail (or cocktail) on with this perfectly pepperminty DIY treat!⁣⠀ ⁣⠀ Candy Cane Martini Mocktail (or Cocktail)⁣⠀ ⁣⠀ Ingredients:⁣⠀ 1 c. half and half⁣⠀ 12 oz cream soda⁣⠀ 4 tsp. simple syrup⁣⠀ 2-4 drops peppermint extract⁣⠀ Candy canes, finely crushed⁣⠀ 4 tsp. simple syrup⁣⠀ Vodka or Peppermint Schnapps (optional)⁣⠀ ⁣⠀ Instructions:⁣⠀ Place crushed candy canes on one plate and simple syrup on another.⁣⠀ Lightly dip the rim of your martini glass in simple syrup on a plate. In a pinch and need a delicious and shareable treat, stat? We got you! Check out these 3-ingredient treats that basically make themselves. ⁣⠀ ⁣⠀ Pretzel Turtles⁣⠀ 20 small mini pretzels⁣⠀ 20 chocolate-covered caramel candies⁣⠀ 20 pecan halves⁣⠀ ⁣⠀ Preheat the oven to 300 degrees. Arrange the pretzels in a single layer on a parchment-lined cookie sheet. Place one chocolate-covered caramel candy on each pretzel. Bake for four minutes. While the candy is warm, press a pecan half onto each candy-covered pretzel. Cool completely and store in an airtight container.⁣⠀ ⁣⠀ Holiday Swirl Fudge⁣⠀ 1 12 oz. bag white vanilla baking chips (2 cups)⁣⠀ 1 container vanilla frosting⁣⠀ Green and red food coloring⁣⠀ ⁣⠀ Line an 8-inch square pan with foil and spray with cooking spray. In a large microwavable bowl, microwave white chips uncovered on high for one minute. Spoon frosting over chips. Microwave on high for 30 seconds; Stir. Continue to microwave in 15-second increments until mixture can be stirred smooth. ⁣⠀ ⁣⠀ Place 3/4 cup fudge mixture into each of two small bowls, leaving the remaining untinted fudge mixture in the bowl. Add the cream cheese and pulse again until a sticky dough forms. Use your hands to form the dough into 1-inch round balls and place them on a cookie sheet lined with wax paper. You will have a due diligence period (typically 7-14 days) to get the inspection done and make decisions about repairs.⁣⠀ You and your agent should be present during the inspection (the seller and seller’s agent may be there, too), but stand back and let the inspector do his work. He will go over his findings with you afterward and send you his official report several days later.⁣⠀ Work with your agent to determine the repairs you’d like your seller to make. Repairs addressing safety issues are of first importance. All others should be carefully assessed - you don't want to nickel and dime your seller.⁣⠀ If the list of repairs is too costly, you need to ask yourself if you’re willing to take them on after closing. Here’s our list of project estimates we often share with buyers:⁣⠀ ⁣⠀ Replace kitchen appliances: $2,200 - $20,000 depending on the models selected.⁣⠀ Install new kitchen cabinets: $2,000 - $9000.⁣⠀ Install new kitchen countertops: $2,600 - $4,000 for the average-sized kitchen.⁣⠀ Put down new carpet: $8,000 - $13,200 for 1200 square feet of new carpet.⁣⠀ Paint the interior: $1.50 - $3.50 per square foot. It’s fall, ya’ll! That means it’s time for a quarterly home maintenance check. Trust us—it’s so much more manageable to do these quick quarterly checks than to put home maintenance off and then get hit with costly repairs all at once.⁣⠀ ⁣⠀ If you’re the Bob Villa type, you probably have your own list, but for the rest of us, here’s a jumpstart:⁣⠀ ⁣⠀ Test smoke detectors & carbon monoxide alarms. Even if you think they still have life left in them, change the batteries.⁣⠀ Your dryer vent is a real fire hazard. Use the wand attachment on your vacuum to get rid of excess lint. If you can’t get it yourself, call a professional.⁣⠀ Check your downspouts after a hard rain to ensure water is flowing away from your house. If not, you may get standing water in your crawlspace.⁣⠀ Winterize your mower and sprinkler system, and cover your patio furniture and grill.⁣⠀ Check roof overhangs and repair holes or cracks where birds, rodents, squirrels, and bats may take refuge from the cold.⁣⠀ Trim shrubs, bushes, and trees one last time before winter paying special attention to limbs growing too close to your house.⁣⠀ Pull up your annuals (they’re gone for good) and mulch around your perennials (so they’ll make an appearance next spring).⁣⠀ Have your HVAC serviced. You don’t want your system stalling out in the middle of winter (or worse—during the holidays).⁣⠀ Evaluate your Halloween and holiday decor and put them somewhere for easy access so you’ll be ready when the mood hits to decorate. ⁣⠀ ⁣⠀ This is NOT an exhaustive list but WILL help you get started transitioning your home from summer to fall to winter. Move-in day was...yesterday. Now what?⁣⠀ ⁣⠀ The good news is the hardest part is over. But that doesn’t mean you don’t have a few more to-dos before you can kick up your feet. Get these knocked out and you’ll be enjoying your new home in no time! ⁣⠀ ⁣⠀ Make a list of the utilities you need to get up and running. Force yourself to sit down and make the calls one by one.⁣⠀ Complete another walkthrough taking note of any tasks, repairs, or additional cleaning you need to do. Go ahead and knock out that cleaning before you unpack further.⁣⠀ As you learn about your new home, keep a running list of items you need from the store.⁣⠀ Set up bedroom furniture and make beds so you’ll have a soft and comfy place to crash at the end of today.⁣⠀ While it doesn’t have to be done right now, consider changing the locks on the exterior doors so you’re the only one with access to your new home.⁣⠀ Start unpacking. The kitchen is a good place to start after you’ve got the beds set up. Be patient. There are lots to unpack here. But once you’re done, it’ll feel SO good.⁣⠀ Show your four-legged friend around.
