Yesterday I covered three home buyer tips, and today here are three seller tips. 1. Lighting- Letting as much natural light in and also having higher wattage light bulbs are good. Doing these two things can add warmth to the home and make spaces feel larger. 2. Decluttering- When prospective buyers come by to view your home, make sure that your home is clean. Some people are visual and it can be hard to get a good image of the home if it's not neat. 3. Fixing- Try to get as many quick fixes done around the home as possible. I've opened a door for a client at a home and the doorknob fell off. So tightening screws and taking care of scratches are important. *My favorite is number 2! Referrals are very valuable to me. First, the person that sends me a referral is vouching for my character. Second, they trust me and the work that I'm doing. I can think back to the fun times that I had with my dad and now I'm able to create memories with Trey. He is only 3, but I'm not taking anything for granted. Every doctor's appointment that my wife had when she was pregnant with our first child, I was there. I'm thankful for the flexibility that I had then to do so. I don't take that for granted because I know some men definitely want to be there, but can't. We are about halfway through our second pregnancy and I'm there again at every appointment. Once again I'm thankful for God allowing me the flexibility to be there. I try not to take things for granted. I try to capture moments and create memories as they come. 🚨 LONG POST ALERT 🚨 A few years ago, God revealed to me that helping people is my purpose and that working in real estate is an extension of that. My journey has certainly had its bumps. I started my journey to become a real estate agent during the summer of 2017. I enrolled into a certification program, received my books, and started taking a class online. Over time, I saw the difficulty of devoting time to my class, working full time, and being the family man I wanted to be. In addition, I wasn't getting the results I wanted through the online school I was attending, so I called and got a refund on the classes. I didn't want to continue in the same cycle when I attended the next real estate school, so I stepped out on faith and left corporate life to focus on my purpose. Immediately, I started seeing success and finished my classes. Then it was time to take the national and state real estate exams. In April 2018, I took the exam and passed the state portion and failed the national portion. After praying, I called my wife to let her know my results. As I told her my results, I started to feel myself sit in failure. With the encouragement from her to keep moving and the direction from God, I kept going. I persevered and pushed myself to study hard with less than a week until my test date. That involved studying during the early morning hours, getting less sleep, and isolating myself for hours so I could study. This was the hardest because as my wife was caring for our son, I could hear him crying on the other side of the door asking for me to play with him. I had to make a temporary sacrifice for a bigger purpose. I was more confident walking into the test this time and the results showed! I officially passed both parts of the real estate exam May 2018. To God be the glory! I received my license to practice real estate throughout the state of Texas. God gave me a path that had bumps in the road. In the process, He tested my dedication and faith. As a Realtor, my schedule and my client's schedule doesn't always sync. So when I recognized an opportunity to partner with a real estate colleague of mine who wasn't available this weekend, I stepped in to do a couple of showings. I know how busy we can get! I am so proud of Roy III (Trey)! He is an amazing 3 year old that just went through 8 weeks of soccer. That's getting up early on Saturdays and being in the morning Texas heat.
