HOTELS ARE A SMART INVESTMENT AMONG OTHER ASSET CLASSES - Though financial seas are a bit choppy right now, the hospitality industry remains an attractive investment vehicle, especially with respect to several of its commercial real estate peers. As long as there is reasonable liquidity of capital, we expect to see increased hotel transaction activity as the year progresses. The two key driving forces are both long-familiar industry dynamics: Loans coming due. There is a significant amount of hotel debt that is maturing over the next two years. In fact, about $15 billion in hotel CMBS loans alone are coming due in the next two years, according to a CoStar report earlier this year. PIPs. Even if their loans aren’t reaching maturity, there are a slew of properties now facing impending property improvement plans or other capital needs. It’s a double-edged sword: Many properties survived the pandemic by raiding formal CapEx and FF&E reserves to help keep loans solvent with lenders, thereby with the cooperation of the brands, thereby eluding scheduled property improvement plans (with the blessing of the brands). In some cases, capital improvements were restricted to emergency situations like a leaky roof or un-repairable heating plant. Now, in many cases, PIPs can no longer be deferred and major brands are anxious to resume the regular schedule of property improvements that help keep properties competitive in a given market. At the same time, supply chain constraints and construction costs, along with availability of skilled labor, in many cases favor “buy and upgrade” over new construction. Thus, distilling the post-pandemic marketplace, the greatest opportunity is either through refinancing an existing loan or through the recapitalization and subsequent renovation or repositioning of a buy-sell transaction. Luxury hotels are having a glorious moment - Rich travellers mean rich returns for investors In doncaster, a town in northern England, $100,000 will buy you a four-bedroom house. In Dubai, it will get you a four-bedroom penthouse—for a night. The Royal Mansion, the nightly rate for which makes it the world’s priciest suite, sits on the 18th and 19th floors of the Atlantis The Royal hotel. It comes with 1,100 square metres (12,000 square feet) of marble floors, a terrace with an infinity pool, a steam room, Hermès shampoo, $500 bathrobes, a not-so-mini bar and, naturally, a butler. The Royal Mansion’s opulence—and price—are hard to rival. But only a bit less posh properties are popping up from the Okavango Delta in Botswana to Kangaroo Island in southern Australia. Saudi Arabia is building eco-resorts on the Red Sea with a collective 8,000 rooms, which one executive calls the “new Maldives”. London’s bt Tower is being converted into a high-end hotel. For well-heeled globetrotters, all these cannot come up fast enough. This is turning luxury hotels into a lucrative asset class. The annual rate of return on such properties exceeded 6% in 2022, the highest in at least a decade (see chart 3). And that in turn is attracting investors beyond the usual hotel operators, property developers and buy-out barons. Montage International, a Californian owner of a dozen lavish properties such as Montage Cay in the Bahamas, counts Wall Street stalwarts like BlackRock and Goldman Sachs among its backers. The #AmanGroup of Switzerland has received more than $1bn from investors including sovereign-wealth funds from the Persian Gulf. Tulum ruins prepare for thousands during the spring equinox — The National Institute of Anthropology and History is getting ready for thousands of visitors who arrive each year to witness the #SpringEquinox. El Instituto Nacional de Antropología e Historia (INAH), in coordination with the municipality of #Tulum, are preparing for the arrival of thousands of visitors to the archaeological zones for the Spring Equinox on March 20. Through a communiqué, INAH says that they are gearing up for its visitors with the objective of promoting the enjoyment of the archaeological heritage of #Mexico as well as seeking conservation and respect. The institute’s annual program is developed in coordination with federal, state and municipal authorities with support from INAH personnel and public safety elements. Ticket Prices Announced For New Cancun To Playa Del Carmen Maya Train Route - It’s finally ready to go – The new route connecting Cancun to Playa del Carmen via the Maya Train was inaugurated by President Andres Manuel Lope Obrador (AMLO) this Thursday. Section 5 of the Maya Train will connect the Cancun Airport station with Puerto Morelos and Playa del Carmen, offering tourists and locals the chance to travel through some of the region’s most unforgettable landscapes and unique Mayan cultural sites. The Maya Train So Far… The Maya Train has been running since December of last year from Palenque, Chiapas to Cancun, covering some notable tourist hotspots like the magical towns of Valladolid and Merida, as well as the popular archeological site known as Chichen Itza. The billion-dollar infrastructure project opened to tourists and locals with mixed results, due to cancellations and delays which left many of them disappointed. Over 64,000 passengers have already boarded the Maya Train, and the most popular station so far is Merida-Teya to Cancun Airport, which has been heavily in use with passengers using it as an alternative to paying taxi and private hire prices. Occupancy levels are around 84 percent, and that is only expected to increase as the Maya Train becomes fully operational. February 29th was supposed to be the date that the Maya Train would reach the new Tulum station, coinciding with the arrival of international flights at the new Felipe Carillo International Airport. The Tulum portion of the Maya Train has now been delayed, however, until August, when it has promised to be ready for all guests who avidly want to reach and travel from the upcoming destination. During #CHICOS 2022 last year, we all met to celebrate the 2022 recovery; however, the underlying sentiment was one of uneasiness due to inflationary trends and the looming recession. The 2023 levels have subsequently proved that the 2022 performance was merely a recovery.
