Cypress Tree Tunnel in Point Reyes National Seashore (@pointreyesnps) The Cypress Tree Tunnel in Point Reyes National Seashore is an iconic and picturesque spot. This naturally formed tunnel is created by a row of towering Monterey cypress trees that line both sides of a small road. The trees, planted over a century ago, have grown to form a beautiful, serene canopy that stretches overhead, making it a popular location for photography and nature walks. The tunnel leads to a historic building that once served as a wireless telegraph station and is now used by the National Park Service. The lush greenery and the serene ambiance make it a magical place, especially when the light filters through the branches, creating a play of light and shadows on the path below. It's a favorite among photographers for its dramatic perspective and natural beauty, often captured in the misty mornings or golden hours of sunset. The Cypress Tree Tunnel is not only a stunning visual experience but also a tranquil retreat into nature, embodying the serene and wild spirit of the Point Reyes National Seashore. Interest Rates Will Stay Higher for Longer: What This Means for California Home Buyers The Federal Reserve reaffirmed its commitment to maintaining higher interest rates, holding steady at 5.3%. This suggests that California real estate buyers and current homeowners may face headwinds as the elevated interest rates make securing mortgages difficult for many. → Reduced Market Activity Higher mortgage rates generally lead to decreased affordability for some buyers, reducing the pool of potential buyers and slowing market activity. Sellers might find it takes longer to sell their homes or that there are fewer bidding wars, especially in higher-priced markets. → Have the Right Expectations As rates remain elevated, some buying power will diminish. Sellers may need to adjust their expectations regarding prices and be more flexible with their pricing strategies to attract buyers facing increased borrowing costs. → Bay Area Housing Still in Demand Despite these challenges, inventory in the Bay Area remains low, and demand is strong due to the return to office and the tech IPO market, which has picked back up. — Dana Williams, Your Partner in Real Estate Mill Valley Realtor, Real Estate in Marin Proven Performance. Mill Valley Landmark: The Historic Sequoia Theater The history of the Sequoia theater stretches all the way back to 1929 when, on February 21st, the theater opened filled to capacity featuring ‘talkies’ - or films with synchronized, audible dialogue. It continued on until 1975 when the theater was remodeled into its current dual-screen configuration. It has withstood its challenges, too; in August 2024, a portion of the roof caved in, injuring some patrons. Fast forward to today, the Sequoia Theater is currently being renovated into a (proposed) four-screen, 500-seat cinema and education center. DID YOU KNOW? → The Sequoia Theater is listed on the National Register of Historic Places, recognizing its architectural and cultural significance. → The original snack bar was one of the first in a movie theater in Northern California. → Built by the Reid Brothers, the original construction of the building was $125,000, including furnishings. → The theater received its name thanks to a contest won by a Mill Valley schoolboy, Ralph Kliewe. His prize? Free movies for an entire year! Fairfax: One of Marin County’s more Affordable Communities When you purchase a home in Fairfax, you’re also purchasing history. There’s still a whiff of 1960s counterculture in Fairfax, where the Jefferson Airplane once played softball with the Grateful Dead. This town of 7,500 residents just north of Mount Tamalpais is 30 minutes from San Francisco, less than 20 miles from Point Reyes, and is known as one of Marin County’s more affordable communities. The heart of Fairfax is Broadway Boulevard, which parallels Sir Francis Drake Boulevard, the main traffic corridor heading west. Broadway is a perfect walking street where locals shop at Fairfax Coffee Roastery, purchase fresh local produce at the farmers market, and duck into Fairfax Variety for toys, tchotchkes, and candy. If Fairfax feels like it is living in a time warp, that’s just fine with its residents, who have passed ordinances prohibiting chain stores, plastic bags, and Styrofoam takeout-food packaging. The art-deco movie theater and 19 Broadway Bar & Night Club are at the center of the action when it comes to nightlife in Fairfax. — Dana Williams, Your Partner in Real Estate Mill Valley Realtor, Real Estate in Marin Proven Performance. Local businesses create jobs, encourage people to stay in the area, and improve the quality of life for a community. Mill Valley is fortunate to have many businesses that provide these benefits, like Playa Mill Valley (@playamillvalley), a modern indoor-outdoor restaurant with a passion for Mexico’s cuisine and culture. Their farm-to-table menu and hand-crafted cocktails showcase culinary creativity. Playa Mill Valley Located at 41 Throckmorton Ave, Mill Valley Vanessa Higgins, the Owner of Playa, shared this cocktail recipe for their signature drink, the Vanessa Special. This drink is best enjoyed after a hard day’s work (especially 4-6 p.m. Tuesday, Wednesday, and Thursday during Playa’s happy hour). INGREDIENTS Mezcal 2 oz Lime Juice 1.5 oz Cointreau 0.5 oz Agave 0.5 oz Passion Fruit 1 Smoked warm salt for the rim INSTRUCTIONS Step 1: Add ice to a cocktail shaker. Then add the mixers, followed by the spirits (this prevents the ice from melting and improperly diluting the cocktail). Step 2: Cut into a wedge of lime and run it around the glass’ edge. In a small saucer, spread salt evenly about an eighth of an inch deep. Holding the bottom of the glass, roll the outside edge smoothly and gently along the top of the salt. Step 3: Shake the cocktail vigorously. Some frost should appear on the outside of the tin. Strain the cocktail into a frosted coupe glass or double rock with ice. Pro Tip: Don’t dip the glass straight down into the salt to rim it, or you will risk over salting the cocktail. — Dana Williams, Your Partner in Real Estate Mill Valley Realtor, Real Estate in Marin Proven Performance. Local businesses create jobs, encourages people to stay in the area and improves the quality of life for a community. Mill Valley is fortunate to have many businesses that provide these benefits, like Mill Valley Market (@millvalleymarket), founded by Frank Canepa in 1929, has remained the sole survivor of its era, evolving from a produce market to a beloved community hub under the leadership of Canepa family for three generations. This is part of my ongoing series featuring local business owners. Doug Canepa was gracious and made time for a call and answered these questions: 1. HOW DID YOU COME TO BE? It all started with my grandfather, Francisco (Frank). He co-owned a produce shop in San Francisco but had a falling out with his partner. In 1929, while venturing through Marin, he ended up in Mill Valley. My brother and I followed in the family’s footsteps from a young age. My dad was renowned for gourmet food and wine and would do all he could to get the items customers requested. 2. WHAT’S YOUR SECRET TO SUCCESS? Pride of ownership and striving to offer the best products and services. This goes hand in hand with the employees we work beside. We have had employees for 35-40 years, which we greatly appreciate. With regard to real estate, owning the building has been very helpful in offsetting some of the aforementioned challenges. 3. WHY MILL VALLEY? It’s where we got started. We certainly love living here, but I believe mutual support from the community is the main reason. We have been able to give back around $1.2M to the community, which is only possible because of our customers. — Dana Williams, Your Partner in Real Estate Mill Valley Realtor, Real Estate in Marin Proven Performance. What’s the Real Estate Market in Marin Like in 2024? So far, so good. It’s been a resilient market, with prices up for the year. However, mortgage rates are expected to come down in the second half of 2024. Many experts believe this will help increase inventory and spur more home sales. Homebuyers and sellers can also expect prices to continue to rise, albeit at a slower clip than in the past couple of years. According to data from Compass in February 2024, in Marin County: → The percentage of homes selling over their list price was up an incredible +34% higher YoY → Median days on the market were down -25% YoY, and homes are selling fast. → Active and ‘coming soon’ listing numbers skyrocketed and are up +20% YoY. Discovering the Point Reyes Lighthouse on the Marin Coast The Point Reyes Lighthouse, located in Marin County, California, is a prominent historical landmark steeped in maritime history. Situated on Point Reyes National Seashore, the lighthouse was built in 1870 to warn mariners of a treacherous stretch of coastline infamous for its thick fog and rough seas. Due to the thick and frequent fog, the lighthouse was equipped with a massive lens that could penetrate the mist and provide guidance to ships. This lens is a marvel of engineering from the 19th century. The lighthouse ceased operations in 1975 but still houses the historic lens and serves as a museum and visitor center. The surrounding area, Point Reyes National Seashore, offers numerous trails and viewpoints and is renowned for its rich biodiversity and stunning natural beauty. The region is a habitat for various wildlife, including elephant seals, tule elk, and numerous bird species, making it a popular spot for nature enthusiasts and birdwatchers. San Rafael's Rich Tapestry: Historical Missions, Modern Cinemas, and Eclectic Homes The county seat of Marin, San Rafael is large, diverse, eclectic, and historic. That history stretches from California’s beginnings, with the 1817 founding of Mission San Rafael on the old El Camino Real, to the construction of the eye popping Marin Civic Center in the 1960s. Designed by renowned architect Frank Lloyd Wright, the Civic Center was completed in 1962 and is so futuristic that it pops up in science-fiction films. San Rafael still looks to the future thanks to a vibrant downtown redevelopment effort. The focal point of downtown is the Smith Rafael Film Center, which features a state–of-the-art multiplex cinema that screens independent and foreign films. The neighborhoods of San Rafael are very distinctive. From the sought-after midcentury Eichler homes of Terra Linda to the Victorians that surround Dominican College and the custom homes of Lucas Valley, San Rafael provides diversity of price and style. It’s also easy to get away from it all in San Rafael. Nearby China Camp State Park is a jewel by the bay, offering: a kid-friendly, walk-in campground for tents only; a shallow, protected swimming beach; and biking and running trails. The National Association of Realtors (NAR) announced a settlement agreement in the Sitzer-Burnett case with a $418 million fine. This settlement, pending court approval and expected to take effect in mid-July, brings changes for both buyers and sellers in the real estate market. For Sellers: - Sellers are not obligated to offer compensation to the buyer's agent, a practice unchanged by the settlement. - The compensation for the buyer's agent, if offered, will not be listed on the MLS (which feeds into major property portals) but can be included in brokerage marketing materials. - Sellers retain the ability to negotiate agent commissions. - Changes in California Association of Realtors contracts and forms will clarify the compensation details. For Buyers: - By mid-July, buyers must sign a written agreement with their agent (if a member of the MLS) before property tours, specifying agent compensation. - Compensation can be paid directly by the buyer, potentially offset by the seller, or included in the loan structure. - This change may alter how compensation is factored into the purchase price and could impact overall home prices, though the exact effects are uncertain in the current competitive market. I'll be keeping an eye on the exact outcome of the proposed settlement when courts provide confirmation in July. If you have questions, don’t hesitate to reach out. Exploring the Frank Lloyd Wright Designed Marin County Civic Center The Marin County Civic Center, a visionary work by Frank Lloyd Wright, is an architectural gem nestled in the rolling hills of San Rafael, California. As one of Wright's last major projects, it epitomizes his philosophy of organic architecture, where structures harmonize with their environment. The building's distinctive features, including its elongated structure with scalloped balconies, striking blue roof, and pink stucco walls, make it an iconic symbol of innovative design. It stands not just as a center for civic administration but also as an artistic marvel that reflects. Wright’s ingenuity. Functionally, the Civic Center is a marvel of engineering and design foresight, incorporating natural cooling systems and extensive use of natural light. Serving as a government facility and a community space, it is a testament to Wright’s vision of multi-functional structures. Recognized as a National Historic Landmark, the Civic Center is more than just a building; it's a historical monument, preserving Wright’s legacy and continuing to inspire visitors with its blend of functionality and aesthetic elegance. What is the Marin Civic Center used for? The smaller wing is the county administration building and the larger wing is the Hall of Justice, joined by a round structure on a small hill that houses a branch of the Marin County Free Library. Discover Corte Madera: A Family-Friendly Gem in Marin County Nestled between the slopes of Mount Tamalpais and the marshlands of San Francisco Bay, Corte Madera is home to excellent schools and parks and all the expected urban amenities, making it a great place to raise a family in Marin County. While the malls provide great shopping, there’s more to Corte Madera than retailers and easy access to San Francisco. Civic organizations donate the flower baskets that hang on almost every lamppost in town and coordinate the town’s blowout 4th of July Parade. Little Leaguers take full advantage of the spacious, well-tended parks and ball fields. Families have been enjoying the relaxed atmosphere and delicious cuisine available in Corte Madera. Fashion & Friendship: The Story of The Store Small businesses are an integral part of Mill Valley. For this installment of my series, where I chat with local businesses, I spoke with Evan Woolf and Ronnie Unger, the owners of The Store (@thestoremv) at 68 Throckmorton Ave. They attribute their success to fashion, friendship, and feeling good about themselves. No wonder this beautiful shop has become an integral part of downtown Mill Valley. 1. HOW DID YOU COME TO BE? We were working together at a retail store called Allie G just a few doors down. Circumstances changed there, and the opportunity to open our own store presented itself. We briefly talked about what we wanted and decided to just go for it. That was 13 years ago this exact week (early February of 2009) 2. WHAT'S YOUR SECRET TO SUCCESS? Growing up in the community and having incredible relationships with our customers and vendors. There’s a good vibe in the store. Our employees share our enthusiasm and passion for wanting our customers to be happy. We absolutely love doing what we do; we often argue about who gets to work because we both want to be in the store. 3. WHY MILL VALLEY? We both grew up here, went through elementary, middle, and high school, and raised our kids in Mill Valley. It’s a beautiful place, and we couldn’t think of a better place to work and live. — Dana Williams, Your Partner in Real Estate Mill Valley Realtor, Real Estate in Marin Proven Performance. Proof Lab: Surfing the Waves of Community and Entrepreneurship in Mill Valley I spoke with Proof Lab (@prooflab) co-founder Will Hutchison about his entrepreneurship journey for this installment of my local Mill Valley business series. HOW DID YOU COME TO BE? Around 20 years ago, Nat and I met while working and surfing at the Marin Surf Sports shop during high school. We both shared a dream of opening a surf and skate shop, creating a community hub in Marin. We started with a small 600-square-foot shop, and over two decades, our focus remained on building the best surf and skate shop. WHAT’S YOUR SECRET TO SUCCESS? Never considering ourselves truly successful. We focus on living healthy lives and cherishing time with others to avoid complacency. Doing the right thing—working hard, making it fun, and being of service—are our guiding principles. We consistently strive to create practical solutions that benefit people while staying aligned with our interests. This approach has consistently paid off. Designed as a hub for surfers and skaters on the Northern California coast, Proof Lab has become a community mainstay, connecting the residents and travelers of Mill Valley to the outdoors and to each other. WHY MILL VALLEY? Born and raised in Mill Valley, we didn't have a choice when it came to our hometown. However, we consider ourselves fortunate. Mill Valley lacked a thriving shop for our passions, and that was a gap we were determined to fill. Our love for the town and the desire to revive the surf and skate culture that thrived here in the '80s have been our driving forces. Mill Valley's unique charm perfectly complements our vision, and we're proud to call it home. — Dana Williams, Your Partner in Real Estate Mill Valley Realtor, Real Estate in Marin Proven Performance. Best Views of the Golden Gate Bridge from Marin The Marin County side of the Golden Gate Bridge offers some spectacular viewpoints to take in the grandeur of this iconic structure. Here are some of the best spots to enjoy the views: Marin Headlands This area provides several vantage points with stunning views of the Golden Gate Bridge and the San Francisco skyline. Hawk Hill, in particular, is a popular spot for panoramic views. Battery Spencer Located at the north end of the bridge, this former military installation is now one of the most photographed locations for capturing the bridge, especially with the city in the background. Fort Baker Situated right beneath the bridge, Fort Baker offers a unique perspective from a lower vantage point, making the bridge appear even more imposing. Vista Point Located at the northern end of the bridge, Vista Point offers sweeping views of the bridge, the city, and Alcatraz Island. Conzelman Road Driving or biking along this road in the Marin Headlands gives you several opportunities to stop at viewpoints for different perspectives of the bridge. Kirby Cove This small beach in the Marin Headlands offers a more secluded view of the bridge, and the short hike to get there adds to the adventure. — Dana Williams, Your Partner in Real Estate Mill Valley Realtor, Real Estate in Marin Proven Performance. Jungsten Construction: Three Decades of Crafting Mill Valley's Landscape Small businesses are integral to the fabric of Mill Valley. They provide jobs, support local economies, and contribute to the community's character. Jungsten Construction (@jungstenconstruction) is a small business that has been serving the Mill Valley (@enjoymillvalley) community for over 30 years. They are committed to providing high-quality construction services and supporting the local community. 1. HOW DID YOU COME TO BE? I joined the company in 1995 for a quick 3-week problem-solving session. Not long after, I found myself in a position to help build the company into a thriving collaborative business. We have always focused our work in Marin but have a strong presence in the entire North Bay, including projects, staff, and design partners in Healdsburg, Sonoma, and Napa. 2. WHAT’S YOUR SECRET TO SUCCESS? The first thing that comes to my mind is our deep-rooted relationships — with our clients, design teams, real estate professionals, and municipalities. We care deeply about the start of a project and begin most of our projects at preconstruction. This alone has been one of the biggest game changers because it allows effective communication between clients and the design team. 3. WHY MILL VALLEY? I grew up in Mill Valley and have a long-standing relationship here. Seeing the town slowly change and understanding how everything fits together through playing an active role in its progression is important to building here. It’s a great place to live and work. Marin County Community Profile: Tiburon For a town of less than 10,000 residents, Tiburon offers a variety of activities that belies its small size. For the nautically inclined, Tiburon Corinthian Yacht Club hosts races on the bay. Ferries to San Francisco and Angel Island State Park leave from the dock at Tiburon. Make Valentine's Day in Mill Valley Special With Valentine's a week away, I am sure you want to get that special someone something sweet for Valentine’s Day? If you do, check out Mill Valley Baking Company (@millvalleybakingcompany). The owner, Karen Fong, started by handing out heart-shaped moon versions of flourless chocolate cakes just before Valentine’s Day. It's now one of her most requested items. She graciously agreed to share her special cake recipe as part of my series featuring local Mill Valley businesses. INSTRUCTIONS 1. Preheat the oven to 325. 2. Butter an 8-inch baking pan. Line the bottom of the baking pan with parchment paper. Butter the paper. 3. In a double boiler or metal mixing bowl, set over a saucepan of simmering water melt the chocolate and butter, stirring until smooth. 4. Remove the top of the double boiler bowl from the heat once the chocolate and the butter have melted and become one. 5. Whisk sugar into the chocolate mixture. Wait five minutes so that the bowl has cooled before adding the eggs. Once the eggs are in, whisk well. 6. Sift the cocoa powder over the chocolate mixture and whisk until combined. 7. Pour batter into the prepared pan. Bake in the middle of the oven for about 25 minutes or until the top has formed a thin crust. It is done when you see slight cracks on top of the cake pulls away from the sides of the pan. Let it cool in the pan for approximately 30 minutes. Remove it from the pan and place it on a plate. 8. This step is optional. Pour melted chocolate over the cake and leave it alone to let it set and become firm. Serve with whipped cream, ice cream, and/or berries as desired. — Dana Williams, Your Partner in Real Estate Mill Valley Realtor, Real Estate in Marin Proven Performance. Supporting Local Community. Property Insurance Considerations Over the last two years, Northern California residents have witnessed a seismic shift in the landscape of property insurance. As the region grapples with the increasing threat of wildfires, insurers have responded with significant changes to their policies and pricing structures. These alterations have left homeowners and businesses navigating a complex and evolving insurance landscape where coverage availability, rates, and requirements are in a state of flux. Current Homeowners Don’t let your current policy expire. Having to find a new policy in the current environment could lead to a costly increase in your monthly payments. Also, don’t be surprised if your insurance company contacts you to let you know they will not be extending your policy. What went from a relatively rare event has become more or less the norm in today’s world. Make sure you have a backup plan should the need arise. Thinking of Selling? There are a few things to keep in mind. First, request an insurance quote as if you yourself were a new homeowner. This will help you better understand what future buyers will be contending with, and you can use this knowledge to point them in the right direction if they’re having trouble sourcing a policy on their own. Second, enter your home’s address on the AB-38 Residential Resale Fire Inspection Look Up website to determine your property’s fire hazard severity zone. You’re required by law to provide buyers with proper documentation of fire compliance if your home’s location is rated as “High” or “Very High,” so make sure to get that paperwork together! — Dana Williams, Your Partner in Real Estate Mill Valley Realtor, Real Estate in Marin Proven Performance. I’ve Joined The Compass Elite What’s that you ask? The Compass Elite is a unique network combining top real estate agents and accomplished distance athletes across the US. It’s an elite group who've collectively conquered over 60 Ironmans, 220 marathons, and cycled over 25,000+ miles. TheCompassElite.com I discovered my passion for athletics at a young age, and I was lucky to be part of the Canadian Alpine Ski Team in my 20s. After retiring from competitive skiing, I set my sights on cycling and became a national champion in 2015 when I won the USA Cycling Masters 40-44 Criterium Championship race in Ogden, Utah. I continue pursuing my passion for cycling (and supporting others to reach their full potential) by running a cycling coaching group I founded in 2012, AcheivePTC (@achieveptc). Leading and mentoring a group of high-quality coaches while spending time with friends on the bike is exhilarating and something I love to do. Step-by-Step Guide to Buying Your Dream Home in Marin Embarking on your home-buying journey? Here is my step-by-step guide to the process. Step 1: Initial Consultation: We begin your home-buying journey with a 15-20 minute phone or Zoom call where you share your property preferences and gain insights into the buying process. A buyer representation agreement is signed to formalize the relationship. Step 2: Financial Pre-Approval: Before we start house hunting, you will need to be pre-approved for a mortgage. I can connect you with a trusted mortgage broker. Step 3: Property Hunting: We look at properties online and in-person [private showing or open house], and I will also alert you to off-market listings in Marin, ensuring you have access to the best on the market. Step 4: Making an Offer: Once you've found a home you love, we prepare and submit a compelling offer based on the seller’s disclosures, a Competitive Market Analysis (CMA), and other relevant data. Step 5: Navigating the Escrow Process: When an offer is mutually agreed upon, an escrow account is opened. I keep track of key dates and ensure all contractual conditions are met for a smooth transition to homeownership. Step 6: Home Inspections: If applicable, inspections are carried out to understand the property's condition. This may result in property repairs and additional negotiations. Step 7: Finalizing the Deal: I guide you through the closing process, coordinating between your bank/lender, an appraiser [if required], and escrow. Step 8: Celebrate, You’re a Homeowner! Celebrate as you receive the keys to your new home in Marin. What Fed Rate Cuts in 2024 Mean for Homebuyers The Federal Reserve's latest announcement that they plan to cut rates 3 times in 2024 signals a significant turning point for housing. Lower interest rates could make mortgages more affordable and re-invigorate the housing sector. Federal Reserve Chairman Jerome Powell stated, 'Our goal is to support an expanding economy and full employment.' For potential homebuyers, lower interest rates have significant implications for the housing market, primarily by increasing accessibility and demand. Additionally, lower interest rates can encourage existing homeowners to refinance their mortgages, potentially freeing up income for other expenditures or investments. These factors combined can stimulate activity and growth within the housing market, contributing to a more dynamic and accessible real estate environment. Being a part of the local community is something that I am passionate about. It allows me to connect with talented people, including local restaurateurs and chefs like Luigi Petrone, the Owner of Piazza D’Angelo (@piazzadangelo), a trattoria in Mill Valley. Yes, fostering a sense of community spirit is fun. But it’s even more fun to experience it by enjoying some great food. Their focaccia bread is a local favorite. FOCACCIA BREAD RECIPE Serving size: 10-12 servings Prep time: 6-24 hours (includes rising time) INSTRUCTIONS Step 1: Whisk the yeast, honey, & 2½ cups lukewarm water in a bowl. Let sit for 5 minutes. Step 2: Mix flour and salt with a spatula until a shaggy dough forms. Step 3: Pour olive oil into a large bowl and transfer the dough. Turn to coat in oil. Cover with plastic wrap and chill until the dough is doubled (8 – 24 hours). Step 4: Butter a 13x9" baking pan. Add 1 tbsp. olive oil, and use a fork in each hand to lift the edges of the dough furthest from you up and over into the center of the bowl. Give the bowl a quarter turn and repeat the process. Transfer the dough to the pan. Let rise, uncovered, in a dry, warm spot until it's doubled (1½ – 4 hours). Step 5: Preheat oven to 450°. Add dough to baking pan. Dimple focaccia all over with your fingers. Drizzle with remaining olive oil and sprinkle with salt. Bake until puffed and golden brown (20–30 minutes). Step 6: Melt unsalted butter in a saucepan. Remove from heat. Peel and grate garlic cloves. Return to medium heat and stir until garlic is lightly toasted (30–45 seconds). Step 7: Brush garlic butter over focaccia and slice. INGREDIENTS 1 ¼ oz active dry yeast 2 tsp honey 5 cups all-purpose flour 1 tbsp kosher salt 1 cup unsalted butter 6 tsp extra virgin olive oil 2 - 4 garlic cloves Flaky sea salt — Dana Williams, Your Partner in Real Estate Mill Valley Realtor, Real Estate in Marin Proven Performance. I ❤️ MV: Mill Valley Lumberyard The Mill Valley Lumber Yard is a historic site originally established in the late 1800s as a lumber mill and has since been transformed into a welcoming retail village at the entrance to downtown. Today, the Lumberyard is home to a variety of businesses, including shops and restaurants, and an open community space. The site is known for its rustic charm and is a popular destination for locals and visitors alike. Did You Know? → It was one of the first lumber mills in Marin County and played a significant role in the area’s development. → In 2022, it was converted into a community hub, but many of the original structures and features were preserved, including the iconic sawmill smokestack. → It has been recognized as a historic site by the Mill Valley Historical Society and is listed on the National Register of Historic Places. Hope to see you at the Lumberyard. It’s a wonderful place for everybody to enjoy! — Dana Williams Your Partner in Real Estate Mill Valley Realtor, Real Estate in Marin Proven Performance. I ❤️ MV: Boyle Park Of all the beautiful and verdant public spaces in town, Boyle Park comes to mind as a solid favorite. Named after the Boyle family and covering nearly six acres, it features a mix of fun & relaxing recreation features for all to enjoy. There are many aspects to explore within the decades-long history of Boyle Park. For this post, I wanted to highlight a personal connection to the space - the game of baseball. My participation over the years as a Mill Valley Little League parent, coach, and subsequent board member has cultivated a fondness for the park and its history. I find it fascinating that baseball diamonds of varying sizes and configurations have hosted games here, dating back to the early 1900s. Did You Know? → Carmelita Boyle donated ‘two choicest” acres to Mill Valley in 1905 to create Boyle Park. → Baseball games between Bay Area teams started here around 1909. → Tennis courts were added in the 1930s ~10 cents in a meter got you 30 minutes of night lighting. → The first season of MV Little League was played here in 1954. 600+ kids now play MVLL. — Dana Williams, Your Partner in Real Estate Mill Valley Realtor, Real Estate in Marin Proven Performance. Six Ways to Boost the Value of Your Home Make In-trend Upgrades Featuring popular trends is one of the most advantageous actions you can take, as buyers are often willing to pay more for homes that are up-to-date. Popular features, such as island kitchens, are powerful selling points that can sometimes seal the deal on their own. Hire a Good Interior Designer A good interior designer can make all the difference. By carefully selecting proper colors, furniture, and accessories, potential buyers will be able to envision themselves living and growing at your property more easily. Open Up Your Kitchen A kitchen is often considered the heart of the home, so opening up the space by removing walls or adding an island can create a more open and inviting feel. High-quality countertops and modern appliances can also increase a kitchen’s functionality and desirability. Focus on Bathrooms Having at least two bathrooms, with one for guests, is becoming increasingly important for home buyers. Additionally, double sinks and tiled stand-up showers are both current trends that buyers are typically willing to pay more for. Highly Flat Outdoor Living Space A flat outdoor space that is easily accessible and can accommodate family, pets, and guests is a highly attractive feature for buyers, especially during the spring selling season. Just Sold - 250 Hillside Avenue, Kentfield, CA 94904 4 beds | 2.5 Baths | 2,794 sf | $3,000,000 Buyer Representative | Just Sold in Kentfield This mid-century modern home is perched on nearly one acre of a sun-drenched lot and offers truly spectacular views of Mt Tam and the bay. The single-level open concept of living makes it feel even more spacious than its size. Outside, the southern exposed pool and flat yard offer the perfect space for relaxing or entertaining family and friends. Every sold home has a different story. This one began when friends strolled through it during a Sunday Open House. They had recently started talking to me about finding their next home, so it seemed too early to pursue this property. The following weekend, I found them back at it, and this time with other family members. Their tune had changed, and they realized this was a special property that could be perfect for them. Fast forward through due diligence, offer submittal, and multiple offer negotiations, their enthusiasm waned when they accepted to be backup position #1. It seemed the search would have to continue, except for a welcomed call a few days later; the listing agent informed me that the buyer in the primary position had decided to back out and that my client's offer was accepted. Calling friends with this news is a call that I will be remembered for a long time. Congratulations! I ❤️ MV: Old Mill Park The history of Old Mill Park began in the 1830s when early European settlers arrived in the Mill Valley area. Among them was John Reed, who established a sawmill on what is now the park's grounds. Reed's sawmill played a significant role in the local economy during California's early days as a state. In 1846, John Reed expanded his operations by building a gristmill near the sawmill. The gristmill was used to grind wheat into flour, serving the local community's needs. The location of the gristmill can still be seen in the park today. Did You Know? → The presence of the sawmill and gristmill in Old Mill park led to the name “Mill Valley,” used to reflect the town’s industrial heritage. → In 1929, Old Mill Park was officially established as a public park. It was created to protect the natural beauty of the redwood grove surrounding the mills and to preserve the historic grist mill ruins. → Today, Old Mill Park stands as a reminder of the area's rich heritage and is a beloved destination for both residents and tourists interested in exploring the beauty of Northern California's landscape. — Dana Williams, Your Partner in Real Estate Mill Valley Realtor, Real Estate in Marin Proven Performance. The Depot Square The beloved Mill Valley Depot Place (@mill_valley_depot_) has had an interesting mix of uses. → Early Beginnings: It was originally known as the Eastland Mill Valley Train Station. Service began in 1889 as part of the Northern Pacific Coast Railroad. → Depot Development: Some years later, the “Eastland” identity was changed to the Mill Valley Depot, and the structure went through multiple renovations. → Transition to Bus Depot: Post-1940s, the Depot transformed into a bus depot, first serviced by Greyhound and then by Golden Gate Transit starting in 1971. → Community Hub: Today, it houses a bookstore and coffee shop. The plaza no swerves as a vibrant community hub and serves as an amphitheater for events. 2024 Kitchen Trends: Communal Eat-in Kitchens The communal eat-in kitchen is set to be a key trend in 2024, reflecting our need for multifunctional living spaces. As life becomes busier, kitchens are evolving beyond their traditional roles. These communal kitchens combine cooking and dining areas into one efficient space, making them ideal for today's fast-paced lifestyle. These kitchens are practical and have adaptable islands and a spacious open-plan design. They prioritize comfort and functionality over pure style. This trend aligns with a broader shift towards more integrated and social home environments, where shared spaces are increasingly valued. Belvedere Community Profile Situated on the Tiburon Peninsula, Belvedere consists of two islands and a lagoon. It is connected to the town of Tiburon by two causeways. Known for its stunning views of the San Francisco Bay, the Golden Gate Bridge, and the Marin Headlands, Belvedere is characterized by its hilly terrain and a charming, exclusive residential community. The city is largely residential, with no commercial zoning, which helps maintain its quiet and secluded atmosphere. Waterfront activities are the reason many people move to Belvedere. In addition to access to the San Francisco Bay, there is a private lagoon popular with kayakers, and the San Francisco Yacht Club calls the city home. There’s no disputing that Belvedere is pricey. The lowest-priced homes and fixer-uppers start well north of a million dollars. Homes in the upper echelons fetch tens of millions of dollars. — Dana Williams, Your Partner in Real Estate Mill Valley Realtor, Real Estate in Marin Proven Performance. Supporting Local Community. The Fed Pauses at it’s November Meeting At The Federal Reserve's November meeting last week, they announced they would keep the overnight interest rate unchanged and keep interest rates between 5.25% and 5.5%. What does this mean for the housing market? “The housing and mortgage markets are at a standstill. Mortgage rates near 8%, coupled with a lack of inventory, are impairing affordability, even as new home construction picks up speed. If the Fed does indeed move to cut rates next year and signals its intent to do so, mortgage rates should trend downward. Our forecast calls for this to happen, which would support a somewhat stronger spring housing market.” —Mike Fratantoni, chief economist at the Mortgage Bankers Association What I see in the Marin market are the same trends.
