While some listings are smooth sailing, others are a bit more of bumpy waters. I met these wonderful Diamond Springs sellers thru a referral from a Reno realtor back in August 2023 and we all had a bit of a shock when we met at the home and saw what work needed to be done on their rental property to get it ready to sell. The sellers took the next five months working with contractors to repair some dry rot around the exterior, freshen up the inside with new paint, new kitchen counters, yardwork, and more. We finally listed in January and I staged the home to get it ready to sell!The house was ready!! The sellers knew they needed a new hvac, but our first escrow’s buyer discovered the home ALSO needed a new roof and new hvac ductwork, and as a result they cancelled escrow. :( There was also quite a bit of work remaining on the pest report. We got back into contract with another buyer who was willing to work with us on repairs so the big projects could be paid thru closing. Our wonderful roofing partners Non-Stop Roofing and Bradshaw HVAC worked with us and our escrow schedule. We performed a complete inspection on a 100k mile service for this 2019 Ram ProMaster for our locals over at @solidgroundbrewing . We noticed the oil cooler was leaking oil up over transmission and caught it just in time. Of course we upgraded the unit with an all aluminum one to prevent future failures. We also found the thermostat housing was leaking coolant and it was replaced as well. This 1999 Toya Rav-4 had a pretty severe oil leak that was active with engine running. Proper diagnostics found leak to be coming from engine oil pump assembly. Entire front of engine was stripped down, cleaned, and resealed including new Timing belt, Water pump, and thermostat. This 2008 GMC Canyon came in with an exhaust leak. Inspection found the Cast Exhaust manifold has broken between cylinders 2 & 3. The Catalyst is part of the manifold and an OE Updated manifold was replaced. On tear down it was observed a broken bolt in the cylinder head. After several failed extraction attempts a Nut was welded to the stud and the broken bolt was extracted. This 2009 Toyota Matrix suffered from an external oil leak at the front engine timing cover. The front of the motor was pulled apart, each part cleaned and every gasket/and seal on front end replaced and the cover resealed.
