You know how you might see a “sold” sign on something and it’s like -> 🥱 who cares. Not until we were on this side of the industry have we truly begun to appreciate what it takes to get to that 4-letter word. Case in point… this little family. After tragically losing their husband/dad to cancer (only 20 days after diagnosis) just a year ago, they were ready for a new home and a fresh start. But buying in 2023 was so so hard. (Multiple offers, everywhere.) 😩 We looked at so many houses! Even got as far as an inspection on one only to find a foot of water under the basement floor?! (It was a raised wood foundation - WHO KNEW) 🙅🏼♀️ Next. Finally we find this home, and it seems fantastic! A huge renovation had been done on it with a few items left to finish off before possession.. no problem, we write it all into the contract. 24 hours before possession we do a walkthrough to make sure all is good… aaannnddd it’s not. 😣 At this point it goes to the lawyers…. After hours of back and forth on closing day, the lawyers were FINALLY able to come to an agreement everyone was happy with and keys were released with 24 minutes to spare before the offices closed! 🫠 I was already making supper so we quickly snapped a “WE ARE SO EXCITED” pic and sent it to our clients! We all meet at the house just an hour later and they walk up the driveway holding a picture frame. They said, “we wanted to bring some family pictures to put up in our new house right away.” And then they turn the picture frame around. 😭😭😭😭 Privilege. Joy. Relationship. The Home That Almost Didn’t Happen… We met this incredible couple when they contacted us to see a listing of ours in St. Albert. They were looking at a few homes (they simply contacted all the listing agents to see them) but in the end, we made such an awesome connection that they asked us to help them write an offer on their favorite place! Well, we find out we’re immediately in multiples against not one, not two but THREE other offers. Kelsey starts researching the neighborhood to find out what the actual market value of the home is (because the sellers had priced low to drive a fast sale). Our clients trusted us and we submitted a very fair offer to reflect the market value of the property because they absolutely LOVED IT. …….and we won the offer! SO GOOD. SO EXCITING. Clients were already pre-approved for financing, just a few T’s to cross and we’re good to GO. Oh wait…. Hiccup… on the very last day of condition removal things go sideways, and the whole application is in jeopardy! We get an extension… we can figure this out. Nope, it’s looking hopeless. So with 26 hours left until they lose the house, we call @modernfinancemortgages and say JORDAN, MAKE THIS HAPPEN. He works his magic, his underwriter leaves a funeral early to finalize the paperwork 🫠 and they get it DONE!!! Praise beeeeeeeee. 🙌🏼🙌🏼🙌🏼 It was such an amazing moment to hand these clients their keys and celebrate with them on their first home purchase!
