You may be able to get a mortgage if you’ve just started a new job, even with a short history. But your ability to do so will depend on a number of factors. It's important to know that when you apply for a mortgage, the lender wants to know that you can and will repay your new home loan. This is why mortgage companies check your credit history and income. Your credit rating represents your willingness to repay while your income shows your ability to repay. Mortgage lenders understand that someone without a two-year job history might still be perfectly willing and able to repay a mortgage. Like most lender questions, the answer can often be, "It depends." Generally, this can be referred to as "boarder income," which is rent received from someone living with you in your primary residence. Now, in a perfect world, this would be a conversation as we need to know more about the home purchase as for most situations... this type of income doesn't usually count. BUT THERE IS AN EXCEPTION & 1 SOLUTION: The main exception is for disabled borrowers who receive rent from a live-in personal caretaker or assistant. In this situation, the full rental income can be applied when qualifying for primary and second residence loans. POSSIBLE SOLUTION: Borrowers applying for HomeReady or Home Possible mortgages can use rental income from a roommate if the boarder meets the following: Is not party to the loan and will have no ownership interest in the home Has lived with the borrower for at least 12 months Has proof of residing at the borrower’s address, such as a driver’s license, utility bill, or bank statement Has paid rent, with evidence of payment, for at least nine of the past 12 months If and doubt, just call us. The National Association of Home Builders (NAHB) broke down the costs for a new single-family home (in 2022 with an average sales price of $644,750) including costs for construction, the finished lot, financing, overhead and general expenses, marketing, sales commission, and profit. Total construction costs for the “average” single-family home included in the survey were $392,241. Today's pie chart is a representation of the eight major stages of construction which are made up of 36 total subcategories. Of the 36 subcategories, framing, including the home’s roof, accounts for the biggest chunk at 15.5% of the total construction costs. It’s followed by “excavation, foundation, concrete, retaining walls, and backfill” at 10.1%. Now, if this was in 2022... imagine what this may look like by 2025?
