Tonight I had the pleasure of attending a fundraiser for First Coast No More Homeless Pets, where Kate Atema from Petsmart Charities was the guest speaker. The event was a great opportunity to learn more about the incredible work of the organization, which offers essential veterinary care and employment training for young adults interested in becoming veterinary technicians. @fcnmhp operates a full-service veterinary hospital that offers affordable services to pets in need, including spay/neuter surgeries, wellness exams, and vaccinations. This is particularly important for low-income families who may not be able to afford traditional veterinary care. Additionally, their employment training program provides hands-on experience for young adults in the community who are interested in pursuing a career in veterinary medicine. Overall, it was an honor to support such a noble cause and to hear from such an inspiring guest speaker. I left the event feeling incredibly grateful for the hard work and dedication of the First Coast No More Homeless Pets team and excited about the positive impact they are making in the lives of both animals and people in our community.

NAR Finds Share of First-Time Home Buyers Smaller, Older Than Ever Before • At just 26%, the share of first-time buyers was the lowest since NAR began tracking the data. The typical first-time buyer was 36 years old – an all-time high. • The median distance between the home that recent buyers purchased and the home from which they moved was 50 miles – a record high and more than a three-fold jump from a median of 15 miles from 2018 through 2021. The shares of homes purchased in small towns (29%) and rural areas (19%) were all-time highs. • Nearly nine in 10 buyers (86%) and sellers (87%) purchased or sold a home using a real estate agent or broker.

👀🏠If you are planning to buy a home in Florida during Hurricane Season (June 1st to November 30th), there is one very important thing you should remember. If a hurricane gets close to Florida (actually it does not have to be very close- view picture), and it reaches the “box”, you will not be able to secure homeowner’s insurance on your future house. Even if the hurricane’s path is nowhere near the city where you are purchasing, you are out of luck. And unfortunately this most likely won’t be a “one day” setback.  One of the hardest hit industries as it relates to tropical cyclones is the insurance industry. Take for example Hurricane Michael which made landfall as a category five storm in 2018. When Hurricane Michael made landfall in the Florida panhandle it had sustained winds of 160-mph, caused over 25-billion in property damage and claimed the lives of over 70-people. The insurance industry had to come up with a way to help mitigate their loss from property owners who were waiting until a storm had formed and was on the way to get insurance. Their solution was the “no bind” box. Whenever a tropical storm or hurricane watch or warning is issued within the no-bind box (indicated by the red line in the map below), the state’s Citizens Property Insurance Corporation will not accept any applications for new coverage or any endorsements for increased coverage, regardless of the effective date. Most private insurance companies also follow the same policy, however, there are some that make exceptions. With homeowners insurance being required for the vast majority of financed real estate closings, it is important to secure your new home insurance as soon as you have an executed contract. So be prepared, secure your insurance as soon as possible...and be safe.

iBuyer Opendoor Reports Losses as Markets Shift When home prices were rising, the iBuyer made “easy profits,” but some think its losses now – 42% of its Aug. sales – mirror Zillow’s failed iBuying venture. Home-flipper and iBuyer Opendoor Technologies lost money on 42% of its transactions in August, with especially hard losses in key markets like Los Angeles and Phoenix, according to YipitData reports. Opendoor has already warned investors that it expected to lose up to $175 million in adjusted earnings before interest, taxes, depreciation and amortization in the third quarter. Opendoor’s losses closely mirror the pricing problems that ended Zillow Offers, Zillow Group’s iBuying business, last year, according to Mike DelPrete at the University of Colorado Boulder. Although this attrition may not doom the company, DelPrete speculates that September’s numbers may be even worse. Opendoor racked up easy profits when home prices were soaring earlier in the year, before diminished affordability and high mortgage rates shut out would-be buyers. By June, median home prices had started falling in some areas, especially in Sun Belt markets. This forced Opendoor to offload thousands of properties it had agreed to buy when prices were increasing. The company elected to honor the offers, telling investors in August that the decision was an investment in the company’s brand. Opendoor will eventually finish selling through the inventory acquired before the market changed, giving it an opportunity to stem its losses and resume profitable home sales. $12.1 million has been granted to help homebuyers since the Hometown Heroes housing assistance program launched on June 1. The Hometown Heroes housing program – passed this year by the Florida Legislature and backed by Florida Realtors® – provided $100 million to the Florida Housing Finance Corporation (Florida Housing) to help the state’s hometown heroes buy a home. A number of occupations qualify for aid, such as law enforcement officers, educators, healthcare professionals, and active military or veterans who are purchasing their first home in Florida. To date, the $12.1 million has helped 843 families throughout the state. The Hometown Heroes program provides Florida’s frontline community workers in more than 100 eligible professions with down payment and closing cost assistance to help purchase a primary residence in the communities where they work. Eligible homebuyers will receive up to 5% of their first mortgage loan amount (up to a maximum of $25,000) in down payment and closing cost assistance in the form of a 0%, non-amortizing, 30-year deferred second mortgage. To qualify for the program, homebuyers must connect with one of Florida Housing’s participating loan officers, have a minimum credit score of 640, provide certification for one of the eligible occupations, and meet the income threshold for their county. While they must be first-time homebuyers, the rules are flexible if a hometown hero has not owned a house in the past three years.

House payment affordability is a daunting challenge for many more home shoppers. Fixed-rate mortgages have increased. Bidding wars are largely over. Buyers have stopped begging to be the chosen ones. 👀🏠Florida Realtors will back a proposed state constitutional amendment that gives front-line workers, such as police and teachers, a property tax break.📈🏠 Florida Realtors® announced it would support a proposed constitutional amendment – HJR 1/SJR 1746, reinforcing its commitment to make housing more affordable for some of Florida’s most dedicated workers. The proposed constitutional amendment grants an additional homestead exemption for teachers, firefighters, law enforcement officers and other Floridians who have selflessly helped the state’s residents throughout the COVID-19 pandemic. If approved by the Florida Legislature, the measure would go on the general election ballot as a proposed constitutional amendment. “For decades, Florida Realtors and its more than 225,000 members have been vocal advocates for affordable housing,” says Florida Realtors President Christina Pappas. In light of escalating housing costs, Florida Realtors has also supported the creation of a Florida Hometown Hero Housing Program (SB 788). If approved by the Florida Legislature and signed by Gov. Ron DeSantis, it would offer zero-interest loans and help with down payments and closing costs for essential professions including nurses, firefighters, teachers and law enforcement. Pappas commended Florida House and Senate leadership for proposing HJR 1/SJR 1746, which would help many hometown heroes who already own a home. “HJR 1/SJR 1746 and SB 788 pair perfectly together and make a compelling statement to the men and women who serve our state, our communities and our country that we support them. We want to make sure they have a chance of achieving the American dream of homeownership,” says Pappas. HJR 1, sponsored by Rep. Josie Tomkow and the Ways & Means Committee, and SJR 1746, sponsored by Sen. Jason Brodeur and the Finance and Tax Committee, would increase the homestead exemption on non-school levies for property owned by teachers, law enforcement officers, correctional officers, firefighters, child welfare services professionals, active-duty members of the U.S. military and members of the Florida National Guard.
