If you’ve been keeping an eye on the market, you may have noticed that interest rates haven’t decreased as predicted by experts heading into 2024. In fact, The Federal Reserve has recently pushed the prospect of interest rate cuts even further into the future. So instead of waiting for those lower rates, let’s change how we look at rates. Instead of focusing on the interest rate alone, work with a lender or realtor to determine the true monthly payment you can (and want to) afford. While lower interest rates make it cheaper to borrow money, interest rates are just one factor that determines affordability. Another factor is demand. When interest rates decrease, demand tends to rise as more people can afford to buy. Consequently, prices often begin to rise as interest rates decline. While no one has a crystal ball, here is what the experts say lies ahead for interest rates and the real estate market in 2024. → • Interest rates will likely remain steady for the first half of the year. • Most forecasting groups expect the 30-year fixed rate to stay above 6% throughout 2024. • Rates won’t drop until inflation comes down to the central bank’s 2% inflation target. • While there’s some dispute on exactly how much rates will decrease, the general consensus is that mortgage rates will go down in 2024, and they could even end up close to 6% by the end of the year. • As a result of the higher rates, buyers can expect a calmer market where they’ll be able to regain a little leverage. • Nationally, prices aren’t falling, but rather price growth is beginning to normalize. Experts forecast home prices to end this year up 2.8% and to rise another 1.5% in 2024. Moving forward, there’s a chance that the media will misrepresent this slowing of home price growth as prices falling, so don’t believe everything you see in the headlines. Interest rates have been climbing over the past year to battle inflation... and where rates will go next is anyone’s guess. If you’re in the market for a home but are discouraged by the current high mortgage rates, you’ve probably heard the advice “buy now and refinance later" — but what does that actually mean, and is it something you should consider? "Buy now, refinance later", or "marry the house, date the rate" is the idea that buyers who take out a loan now with a higher interest rate can refinance in the future when (and if) rates drop. If you are planning on purchasing your "forever" home and staying there for a while, considering a refinancing option in the future could be a good idea (depending on where interest rates are, of course). However, if you don't plan on being in your home longer than 5-7 years, it may not make sense to refinance, as it typically takes 3-4 years to recoup refinancing costs. There are other options, of course, if you're buying a starter home with a short-term plan, such as opting for an adjustable-rate mortgage, which typically offers a lower interest rate that you're locked into for 5, 7, or 10 years. If you're house hunting with the expectation that refinancing will be an option down the line, it's crucial to remember that this assumption is not guaranteed. Life is full of unpredictable twists and turns – careers evolve, family dynamics shift, financial circumstances fluctuate, credit scores vary, and there's always the inherent risk of home values depreciating. Bottom line: don't purchase a home with a high payment that stretches your budget, solely relying on the notion of refinancing in a few years. If you cannot afford the house at the higher interest rates, look at less expensive homes, or save up more money for a down payment. Over the past few years, there has been a lot of buzz around the term "appraisal gap coverage" due to the rise in home values and the competitive, multiple-offer environment. But what does it really mean? When you purchase a home with a mortgage, the lender typically requires an appraisal to validate the purchase price and "protect" themselves to ensure that they are only loaning you what they are told the home is "worth" based on comparable homes that have sold. This is also to protect you so that you are not underwater on your home value before you even settle. However, in a competitive market when home prices surge, the appraised value may fall short of the agreed-upon price, creating a gap that needs to be addressed. Therefore, offers are being made with stronger, more creative terms, such as providing assurance that any difference between the contract price and the appraised value (or up to a certain amount of the difference), will be made up in additional cash at settlement. Essentially, in order to get competitive against multiple offers, buyers are offering to cover the difference between the appraised value, and the contract price (ie "the gap"), so that the seller still gets the agreed-upon price. If you have some extra cash saved up, this may be a great option to consider if you find yourself in a competitive situation. It's important, however, to understand the risk involved with covering an appraisal gap, along with your options if the appraisal does happen to come in lower (restructuring your loan amount, getting a gift, etc). It's important that you speak with your lender before assuming you can actually make up the difference if the appraisal comes in low — you don't want to drain your entire savings account or rainy day fund in doing so. Or are you looking for a neighborhood with sidewalks so that you can walk your dog safely? Everyone's needs are different, and so is every neighborhood! One of the scariest prospects of selling your home in today's market is the possibility of being unable to find a new home to purchase after selling your current home. In a perfect scenario, the sale of your old home and the purchase of a new one would be flawlessly synchronized: sign two sets of documents, exchange keys and everything falls into place! However, that level of coordination doesn't always occur. The thought of being without a home can be daunting, but it's important to remember that there are options available! Here are just a few ideas if you're considering selling, but wondering what you will do in the interim of finding a new home: ➊ Ask the buyer during negotiations for a leaseback agreement. This is often the best option for a seller if the buyer is flexible because it allows you to only move once. A leaseback is essentially a lease agreement between you and the buyer, with you agreeing to pay their new mortgage as "rent" for a month or two so that you can stay in your current home as you look for a new one. ➋ Short-term rentals. Although moving twice is not ideal, if you can sell your home for top dollar in today's competitive seller's market, it may just give you the extra cash needed to find a short-term rental to stay in, and a storage unit, while you hunt for a new home. With the shortage of inventory, this will allow you the flexibility to find the RIGHT fit, and not rush to find a home in a short period of time, or overbid on a home out of desperation. Have kids or pets and dread this option? Just remember, it's temporary! ➌ Stay with friends and family. If it looks like it will be a matter of a short delay, you could stay with family or friends. The advantage of shacking up with loved ones is that it may be free — a big plus. The current real estate market can be difficult to navigate, but having a solid plan and a good agent by your side can greatly impact your experience and make all the difference!
