A former senior housing facility used by the Salvation Army is in the midst of a conversion by developers Glacier Equities and InterVest Capital Partners. The pre-war landmark building originally designed in 1927 will be retrofitted to accommodate 131 elegant residences, ranging from one to five bedrooms including penthouses, townhouses, and duplexes. The restored Renaissance Revival entrance sets the tone for a wide array of exceptional amenities, including on-site parking, a basketball/squash court, a music studio, an art studio, a fitness center, a library, a dining room, a virtual reality room, a game room, co-working space, a children’s playroom, a wine cellar, a courtyard, a pet spa, and a 65-foot long indoor swimming pool. The most expensive signed contract was #86 at 157 West 57th Street, last asking $38.5 million Downtown reported 81 signed contracts. Midtown was the most expensive area with an average last ask of $3.2 million while FiDi/BPC was the most affordable area with an average last ask of $1.2 million. The Manhattan New Development Market reported 27 signed contracts. The average price of signed contracts increased to $4.8 million from $4.5 million. Downtown reported 10 signed contracts last week. #PH70 at 138 East 50th Street was the most expensive sponsor signed contract, last asking $24,950,000.. There were 152 signed contracts in Brooklyn last week. #16S at 1 Grand Army Plaza was the most expensive signed contract, last asking $9.95 million. Linea, a boutique development with just 32 residences, is gearing up for a sales launch in West Chelsea. The site, located at 428 West 19th Street between 9th and 10th Avenue, was originally used as a parking garage and subsequently an auto repair shop. Now nearing completion, Linea will deliver a thoughtfully designed collection of studio to four bedroom residences. Specifics on amenities are scarce at the moment however there will be a fitness center, roof deck, and private storage at a minimum. The 11-story building will include no more than four residences per floor while the top floor will be home to a full-floor penthouse. Pricing is expected to begin at $1 million for studios and one bedrooms, $3 million for two and three bedrooms, and $7 million for four bedrooms. A secretive luxury development in the West Village has quietly launched sales for a collection of seven exclusive residences. Located on an iconic intersection of Perry Street and Greenwich Street, 125 Perry is writing its next chapter in a former parking garage that is currently being converted to residential apartments. Details on the project are scarce, however it is known that there will be two townhouse units with private yards and two penthouse units with private roof terraces among the offerings. Residences will range from two to six bedrooms with sizes ranging from 2,264 square feet to 7,700 square feet. There will be a full-time doorman, a private driveway, weight room, and sports court. The luxury project has an impressive projected $245 million sellout and it is reported that three units are already in contract, including a penthouse with an asking price of $57.5 million and a townhouse with an asking price of $32 million.
