It’s true — more than 55% of Millennials and 51% of Gen Z homebuyers expressed positive views on house hacking. Personally, we chose our home 100% based on the fact that we could build a 2 bedroom basement apartment and generate over $2000 a month of income. I worked with a client who was ready to get into a home of their own. Once they found the one, they rented a bedroom to a friend. Offsetting their monthly expenses was a major plus for them. Timing is key, and staying on top of the following is critical to landing smoothly on closing day. 1) Schedule the home inspection. First things first, get your home inspection scheduled. And pronto! This step is crucial for uncovering any hidden issues with the property. Your realtor will have a contact and can in fact schedule it and attend it for you. 2) Show your commitment with the deposit. Next up, it's time to put your money where your mouth is, quite literally. You'll have to submit a deposit within 24 hours of the offer being accepted - a gesture of good faith to demonstrate your serious intention to buy the property. 3) Meet face-to-face with local lenders or your broker. The clock's ticking, and it's time to get serious about securing financing for your new home. Typically, the condition of financing allows for 5 business days. In a perfect world you have completed most of the steps up to this point and just have to finalize with the specifics to the property. 4) Hire your real estate lawyer and prepare for closing Ensure your real estate lawyer has all the required information and enough time to do their due diligence and prepare for closing.
