For the last month or so my building has played host to "Musical Storefronts" where musicians play live and safely inside an empty storefront and people passing by outside can stop and listen. It has been so wonderful hearing live music almost every time I step out of my building (not sure if that says more about how frequently the concerts occur or how infrequently I leave my building), but even more so, it brings great joy to see so. many. New Yorkers stop, listen and enjoy. The following renderings are a follow-up to last Monday's article regarding the three alternative proposals for 250 Water Street. Siniaevart created the illustrative renderings that show the tallest scheme, which would stand 990 feet tall and feature a much more slender profile than the massing featured in our previous article. The second is the two-tower plan with roof heights of 770 feet and 385 feet above street level. The final two renderings are for the shortest structure, with a roof parapet of 580 feet high. The full-block development has the potential to use 700,000 square feet of unused air rights to achieve supertall status, which would make it the tallest structure in Lower Manhattan outside of the World Trade Center complex. No word on when approvals and a construction timeline for 250 Water Street would be announced.
YIMBY has a look at a new set of renderings by @siniaevart for an 880-foot tall proposal for 250 Water Street, a mixed-use supertall that could rise in Lower Manhattan’s South Street Seaport District. The skyscraper is being designed by Skidmore Owings & Merrill and developed by The Howards Hughes Corporation, which purchased the land from Milstein Properties in 2018 for $180 million. There are three other possible iterations for the building with a range of varying heights and designs, the tallest of which could stand 990 feet. Over 700,000 square feet of unused air rights from neighboring properties could be transferred and utilized for the development, and the images today were produced by Siniaevart using the diagrams and models that have already been released.
