The agent will write about it in the write-up of the house. But there's actually a button that you can put that the houses water Frontage. This helps when a buyer is looking for waterfront property. And buyer’s agent has them set up to receive waterfront property alerts. This will not send them that property if that button is not checked! 2. The garage. You can see it in the photos. But if they don't check how many bays are there are it won't come up for that buyer's search. 3. Report or any changes since the house was listed. Let’s say you move out and your agent has not updated the multiple listing service. The MLS still says the 24-hour notice, appointment-only statement. Other agents may need to show your house to a buyer who wants to see it now. Now you lost a potential buyer who only had one day to see it. Being represented properly in a real estate transaction is important. Yes, mistakes happen and everyone's human. But accuracy matters especially in the three above. This is why the first step in my action plan is to get ALL the details of what can sell your house for top dollar. I saw a cool idea the other day to write a 𝗾𝘂𝗶𝗰𝗸 𝗺𝗲𝘀𝘀𝗮𝗴𝗲 𝘁𝗼 𝗺𝘆 𝘆𝗼𝘂𝗻𝗴𝗲𝗿 𝘀𝗲𝗹𝗳. So I decided to try. I left out enough to be able to publish and feel ok with that. So often we put ourselves last and build others up. I decided to do the opposite. Dear Mandy, You're going to do some great things. It's going to be hard and I mean like really hard but it's going to be worth it. There will be some people that get in your way and say nasty things about you. But baby you're stronger than that. You're going to learn that people are way more valuable than anything you will ever buy. Unfortunately, this may take you a little longer to realize. But once you get there you'll understand. Don't worry as soon as you have your son you'll know. You will meet a man and have an amazing wedding. But that'll be about it because you two will get divorced soon after. But don't worry you meet another one and he's the best and that wedding is also super awesome but so will real life! Cue your awesome son Parker! You'll be put in challenging situations that will cause you to have to walk away from friendships. But you will come out ahead. I hate that it takes you this long to figure out your self-worth. You are one of the strongest people I know. You're determined! You're focused! You wear your heart on your sleeve even though you're super-tough you are fair and kind. You are doing amazing things! You start a brokerage at the beginning of a pandemic this won't be what you planned but it will be what you can handle. Hey, that’s what they make cabernet for. You will use your years of trial and error to your advantage to help others achieve their dreams. Because there is nothing better than handing the keys over to a family who truly deserves it! You will move away from your family and it will hurt more than you thought your love for palm trees would be. Visit them more. I mean it they are what fuels your soul. Oh and don’t worry Mandy never sticks only a few close ones remain that would ever dare to call you that. There is so much more but that’s just for us to figure out. We are just getting started! I'm a wine lover so, anything with a great wine list and a good cab will always keep me going back. One thing that drives me crazy is restaurants that are too bright! It is happing a lot now due to the delivery dates being backed up. Many people will go out before they closed and apply for a credit card. That store may offer you some incentives but, this can cancel your loan. 2. Don't pay off collections or charge-offs. It may seem crazy but, paying off old debts can make them new. So make sure you talk to your mortgage broker. They will guide you on what you should pay that off before closing. 3. Don't deposit a large amount of cash into your bank account without speaking to your lender! This one has happened to several of my clients! If a family member gives you money to help buy your home, you will typically need a gift letter. If it's a large amount of cash from another source, the lender will need to verify where it came from. I adore this little crazy dog! Stella is 13 years old. I've had this loud adorable anxiety reducer dog since I lived in New York. My brother got married around the 4th of July weekend. I went through a mini life crisis and felt I needed a dog. The only place to answer the phone was an alpaca farm in Green New York. I drove out there and there was Stella at the bottom of a cardboard box. Along with about 50 other Miniature Pinschers, an alpaca, a pig and a peacock! What's even stranger about this place is they had an alpaca gift shop connected to the house/farm. While I was purchasing Stella a man came in and was looking for alpaca gloves in July! Which I thought was insane. So I bought Stella ( I mean someone had to save her) and a shot glass because why not! This little dog has been all over the place with me. From apartments to houses from NY to FL . She is definitely one of the family and she will let you know it. I am weirdly forever grateful for the Alpaca farm in the middle of nowhere. She is the best! We had some clients who were eager to move out of their over crowded condo. She had become pregnant very quickly after their first child. This was a shock of course. So to say they needed to move up and quickly was an understatement. We showed them some local builders in the area. They loved the area and signed the contract. Are you a paper and pencil person? Every morning I have to make a list of everything I need to get done. Something about checking off the boxes makes it all worth it. I use a special journal that I like to use from Chalean Johnson called the push journal. The concept behind it is that you create one specified goal for 90 days. You then do three push tasks every day that would equal to about 10 to 30 minutes depending on your day. This allows you to keep these tasks organized to push you forward to the goal you set for yourself. They set up for a 90 day goal plan. Each planner is 30 days long.
