Inventory reaches highest level since the pandemic summer of 2020… Actively listed homes for sale on the MLS® in Metro Vancouver continued climbing in April, up 42 per cent year-over-year, breaching the 12,000 mark, a number not seen in the region since the summer of 2020. It’s a feat to see inventory finally climb above 12,000. Many were predicting higher inventory levels would materialize quickly when the Bank of Canada began its aggressive rate hikes, but we’re only seeing a steady climb in inventory in the more recent data. A surprising story in the April data is the fact prices continue climbing across most segments with recent increases typically in the range of one to two per cent month-over-month The one segment that didn’t see an uptick in prices in April were apartments, which saw a 0.1 per cent decline. January stats are out / 📉📊📈 As we left a quiet and reasonably balanced market with buyers and sellers squaring-off in December 2023, January 2024 was a bounce back posting a 38.5% sales volume increase. Seems that it’s game-on again as buyers step up. If sellers don’t follow suit we can see a shift back to a sellers market when supply fails to keep pace with the demand. Rates are likely coming down in the next several months, but that is only speculation, the BOC is unpredictable. Lower borrowing costs are great, but if prices rise due to demand exceeding supply, buyers will be no further ahead when they pay less to borrow but more to purchase. We shall see! 📣 Stats are out for the month. Today marks the first time the BOC has held steady on rates. Hopefully this trend continues. It’s been a battle for new buyers out there. As expected the volume of inventory took a moderate increase right after Labour Day. Demand is not as strong in some markets and it is interesting to see a sellers market in one and a buyers in another. Maybe prices stabilize maybe they keep increasing. Nobody can really say with any certainty. It was a busy summer. Nice to see the momentum carry on for the final quarter.
