The total number of homes for sale currently is also up significantly. We are now sitting at 2.5 months of inventory, which is a measure of how long it would take to sell off all current inventory. 'Months of inventory' has been stuck below 1 for a long time and is now working its way back up. 2.5 months of inventory is almost 40% above the 10 year average. In April, the average sale price for all residential properties in Waterloo Region was $800,087. This is almost exactly where we were last year (up 0.3%) and last month (down 0.7%). Two deals in one day (that's a personal record for sure); two very different deals. Let me tell you about them. For one of them, we started under asking and negotiated back and forth all day until the seller finally accepted. My buyer got the deal for 94% of the asking price. I was able to present the offer in person, which I love doing, and I truly feel it helps to bring the deal together. The second deal was a polar opposite. We saw the house at 3 pm (day after it was listed), found out there was another offer at 5:30pm, my clients decided they would not be okay to miss this one without trying, so we reviewed the comparables, drafted the offer, signed the offer and had it into the sellers by 9 pm. Found out we got it by 10 pm. While this one was a multiple offer situation, we still managed to get a conditional deal accepted! The market is still highly variable and mixed. Knowing how to navigate each individual situation and sale is the key to success. I was so thrilled for both buyers last weekend. This time last year, we hit an all-time low in January home sales, and while this year has begun with sales below the historical average, the market is showing signs of improvement. In January, the average sale price for all residential properties in Waterloo Region was $762,174 - very similar to January 2023 and up 3.2% from December 2023. With the exception of condo apartments, we saw mostly yearly and monthly price gains across the housing types. This is because there is more supply in the condo segment compared to the other property types. The average number of days to sell in January was 33, compared to 25 days in January 2023. 📈📉 The average sale price for all residential properties in Waterloo Region was $767,848. This is up 0.6% from October 2022 and almost the same as Septmeber 2023 (up 0.1%). Single family homes are almost exactly what they were 1 year ago (0.1% increase in average price) while condos showed a 2.6% decrease in average price compared to 1 year ago. More listings were posted (up 36% compared to last year), which is good news for the buyers that can still qualify. Last month, the stats showed we were entering a buyer's market, but I was cautious whether that truly reflects the current market. Using these stats, if we run the same calculation (559 homes sold/1,133 new listings = 49%), we are not technically in a buyer's market. The ratio percent between 40 and 60% indicates we are in a balanced market (for Oct 2023). Stats alone do not tell the whole story, and from what we see day to day, it is hard to call it balanced. Some homes are selling fast and high, and some are sitting. There are more conditional offers now and more going under asking, too. I am going to call it a mixed market more than a balanced market. The trends can be vastly different between housing types, neighbourhoods, and price points. A buyer's market!? Yup, statistically speaking, when the sales to listing ratio drops below 40%, we are technically in a buyer's market. The number of homes sold last month was low for the month of September, and at the same time, we had a record number of new listings. {527 sales/1400 listings x 100 = 37%} How long will we stay here? Unsure, since, as has been said multiple times, we have a housing shortage, so it is not likely we will stay here. A buyer's market often comes with lower sale prices - can we expect more price drops? Potentially not. More realistic is a leveling of prices, which is what we have been seeing. So instead of 20%+ gains year over year, we will stall (which is what sale prices for Sept also show) In September, the average sale price for all residential properties in Waterloo Region was $757,753, which represents a 0.7% increase compared to September 2022 (0.3% decrease compared to August 2023). So buyers - are you ready to get going? Now is your time if you can make the mortgage work. Seller's - don't despair - there are still plenty of buyers, and if you have a great home to sell, it can be competitive with the right marketing strategy. Before our current airport, there was an 83-acre airfield on Lexington Rd, built in 1929 with help from local visionaries Norman Schneider and Robert Dietrich. It featured two grass runways, 1,800 ft & 2,000 ft long (today, our longest is 7,000 ft). Known locally as Lexington Airport, it thrived under @wwfc2213's care. By the 1940s, we outgrew it and with typical WR collaboration, a grander airport was planned for #Breslau. It opened in 1950 with two paved runways and offered service to #Toronto. As time flew by, we upgraded with a control tower, numerous hangars and night-time landing lights. August was quiet for real estate. While usually the summer months are slow, this August's home sales were less than we have seen in 10 years! In August, the average sale price for all residential properties in Waterloo Region was $761,377. This represents a 1.4 % increase compared to August 2022 and a 4.4 % decrease compared to July 2023. The average price of a detached home was $884,390. That is an increase of 4% from August 2022 and a decrease of 4% compared to July 2023. Check out the average sale price graphs (slide 2), broken down by property type. Townhomes have jumped in price 2022 to 2023 more than other housing types (condos, semis and single detached). Townhomes are usually at a price point where there are the most buyers. They are a great option, especially when a single family home is just out of reach. On slide 1 the graph shows average sale price from the past 5 years. Notice the leveling. Buyers - you could wait for a drop (that may never come) or you can take advantage of this levelling. 📈The market is heating up again. Total sales are still lower than historical averages in KW, but have been steadily climbing since January. The average price of a single detached home jumped to over $1,000,000 again. While other property types (condos, apartments and semis) changed little in price (on average), the single detached homes increased in price by more than 10% from last year and even as much as 4% from last month! It's time for another #ROW50 milestone! When it comes to supplying water to #WaterlooRegion, we face two crucial demands: 1️⃣ saving water for the future as our community grows, ensuring there's enough for all of us in the next 20+ years 2️⃣ conserving water for immediate needs like fighting fires and quenching our thirst To have enough water for all, we look at baseline demand (the water used on a winter day) and at peak demand (how much we use on a hot summer day). 🌞Before 2006, Waterloo Region's demand in the summer would peak 50% above baseline; our water system had to handle those big days! To tackle this issue, we implemented a Water Conservation By-law in 2006, as a proactive step to lower peak demand and reduce strain on our water supply system. 💧 The by-law limited residents and businesses to once-per-week lawn watering and avoided everyone watering at the same time. The by-law worked wonders! Since the by-law came into effect, our peak demands have stayed at only 25-30% above the baseline. This means we don’t need to build as much expensive water infrastructure and we are conserving water during the dry months in case of emergencies. When designing the by-law, studies showed that many people were over-watering their lawns, which led to shallow roots and weak grass.❗ Lawns only need ONE inch of water per week (mostly from rain!), so the by-law has helped implement best practices in the community. We pioneered #Canada's water-once-per-week by-law, now the gold standard for outdoor water planning! 📢The water conservation by-law is in effect May 31-Sept 30. Waterloo Region real estate sales for April saw prices increase on a month-over-month basis 📈 As 2023 data becomes available we can now more clearly see the peak of home prices from February 2022, the decline in pricing to December 2022 and now the increase in prices again (see graph on slide 2). It is hard to know you are in the bottom, but we can see now that December 2022 was the bottom and we are trending back up. It is still a supply and demand issue with more buyers than homes for sale. The spring market usually sees a flurry of activity, including many new listings, but this year, the spring market is off to a slower than usual start. About half the number of new listings hitting the market compared to this time last year. We are still in a sellers' market and are seeing a return to multiple offer situations. 'Days on market' is decreasing again. This is how long, on average, it takes a property to sell. Were you waiting for the market to settle before making your real estate move?
