Details...small details and getting them right makes things last as they should or fail prematurely, after which expensive repairs are needed that are much harder to figure out after the fact than when things are being done the first time. Thousands of small details really add up to make a poor or a well done project. Projects can look good when done but this doesn't mean they are good. GCs who rely on their subs to manage this are not GCs they're skimmers...here we work side by side with another GC who leaves everything to us to sort out with their trades who otherwise don't take the time or care to figure out details properly. It's not their job to figure this stuff out nor their fault when things fail in the future, and it's not that they don't care or want to do things right. They're typically specialists in their trade and don't have the time or burden to do other people's jobs for them without being paid to do so, meanwhile the skimmers get paid for doing almost nothing other than false sales work to win jobs. It's a shame, and very hard for the average homeowner to know any of this. The skimmers count on it. Hiring the right GC costs more but in the long run costs less. For as long as I can remember my father has had very strong opinions about ivy and all its misdeeds. Maybe as a direct, result I've become very defensive of it, especially now knowing how many pollinators and other creatures it supports. That being said, even I have my limits and looking at how aggressively it has torn through this old house, I'm growing less fond of it by the day. Here, on the gable end, you can clearly trace the diagonal growth pattern from the gaping holes in the mortar, and bald patches where lime render used to be. Our wise and patient surveyor warned us to take a gentle approach though. Tempting as it might be to rip it out root and stem, the living ivy would hold on tight and bring even more of the building with it. Instead, it's best to cut it back near the ground, deprive it of sustenance and then peel it back once it's died back. The ivy's remaining route to the house is now across the branches of two trees on the boundary, a fairly huge whitethorn and one of the oldest and thickest elder trees I've ever seen. With the fallen cedar now cleared, the next to be cut back is this elder. Erected in 1869, this architectural masterpiece in the Scottish Baronial style by Jacob Brothers of London for the Board of Public Works awaits a revival. Originally housing six men, including a head constable, it bore witness to time until its abandonment in 1921. The building bore the scars of the troubles during the War of Independence. In 1926, the resilient building was reborn as a Garda station, serving until 2013. The sun is shining and it's a lovely afternoon. We are outside in the.courtyard and hubby is talking about lime, so my thoughts immediately go to a nice drink of gin and tonic with ice. We are clearly on different pages. Lime mortar won't taste very nice in my gin. Sigh. My first go and the mortar and don't think I did a bad job. It was important to make sure we didn't damage any of the paint on the walls. One of the original owners seemed to be an artist and he would remove the excess from his brush onto the walls. Just nice to keep some more of the history of the people who were here before us. I often wonder who he was and what he painted. Where are his paintings now and who did he paint for? Ah, if the walls could speak they would have a thousand tales to tell This time I measured some of the fossils we have nestled in the wall. Most of them are small but we have these two besuties. Fascinating stuff. I just scribbled some more lines from my favourite films, plays, books. A glass of red wine and a guessing game to see if I can remember where they're from. I must remember to write them down so I don't have.to resort to asking your friendly search engine each time. We gave up on schedules about 2 months in, now I just have a "task list" that lists what needs doing by which day in the next couple of weeks before a professional is onsite to sort the latest drama. (Tomorrow's post will explain why we ripped up the schedule) Managed to remove all of the rotten wood from out of the wall, which we believe is an old wallplate, and replaced with bricks. Made a hot lime mortar and used some old bricks from chimney repairs elsewhere. It doesn't need to be expertly pointed as it's being plastered over, so it just needs to be firm - hence the smear repointing technique! I have remembered to make sure the sooty side of the brick is facing in so we don't have to be dotting a cow poo mix everywhere. Still a little confused as to why there is earth mortar above the wall plate on one wall only; the internal one. And why this wall is a little sooty. Wondering if the back of the original chimney was supported here somehow. I don't think we will ever truly know the origins of the Residence. Recently the team visited Edgworth in Lancashire for a partial wall rebuild. In this case the walls copings had slowly slid over time and partially collapsed into the neighbouring garden becoming a danger. We carefully dismantled the wall enabling a safe structure on which to start the rebuilding phase. We then rebuilt the wall using pigmented Lime Mortar with a raked back finish. Lovely before and after from @linesmasonarycontractors taken in 2020 but still illustrates perfectly how repointing can make a massive difference, not only to the integrity of the building but its aesthetics too. Repost: This brickwork, even with it being sheltered was worn away with some sloppy cement pointing done previously. It was raked out and neatly repointed using a medium lime mortar. A wall can be called ‘breathable’ (or vapour permeable) when it manages moisture naturally, not by trying to prevent all water ingress, but by allowing the wall to absorb some moisture, but then to allow that moisture to escape when the weather conditions change. Lime mortars are more flexible than most modern hard mortars, so are less prone to cracking as the building moves slightly, further protecting the walls from water ingress. This week we’ve been working on the front of this period home in Roundhay, Leeds, cutting out the hard cement pointing. To ensure the stonework isn’t damaged when removing the old hard cement pointing, we run a thin blade through the pointing with a mechanical grinder and then carefully chip the hard cement off using hand tools.
