Where the sill work started: 1. Listing photo of the Florida room - built on a porch with a leaky roof and missing gutters 2. Roughly 1 year ago - post Florida room removal 3. After getting the roof done and awkward two pitch roof cut back + chimney removed (more on roof redo at a later date) 4. 3 weeks ago - porch removal to better see the rotted out sill + original porch steps 5. & 6. Foundation made of random rocks and brick + plus the spot where they joined the sill beams We're hoping this will all be repaired in the next month or so, so more to come!

Our half bath downstairs used to be a full bathroom (shower + sink + toilet) and we turned it into a bathroom with just a toilet + sink. It was off the dining room which was awkward, we tore everything out and turned a closet into the half bath. The other side of the bathroom was turned into a pantry (more on that project later!) here is the progress of our half bath downstairs.... this ain’t no HGTV show done in 30 minutes 🙈🤪 this took us about 5 months because we work full time, waited on contractors, it was plaster and lathe (a mess to take down!!) and we were working on other projects at the same time. Perceptions are your reality. I think about this every day when I interact with clients who want to sell and/or buy a home. It’s easy to think real estate is HGTV - take some pictures, put a home on the market, a for sale sign outside, bam sold. Well my reality is devouring 40+ pages of legal contracts from the NWMLS (Northwest Multiple Listing Service); negotiating terms & prices so everyone is happy; providing education on the process of homeownership; and constantly learning & communicating. Last night I read a 45-page contract written by the seller/builder for new construction. I wrote a long list of questions for the sales rep BEFORE my buyers sign. Why? Because I represent them. I, as many real estate agents, have a moral, ethical & legal obligation to accomplish due diligence; to explain (not interpret) what these forms imply. So if you perceive real estate is easy, that’s your reality; if you perceive it to be complicated, well, you’re right too. Volleyball awards banquet this afternoon. After a long work day. And they all said, “he’s so good, does he ever cry?” “I’ve never even seen him fuss.” And since he comes to work with me I hear the same there as well quite often. And while I’m happy to smile and say, “yes he is a good baby” because I have an exceptional baby. No doubt. But he does cry. So much. Mostly. When we are at home. He has some full-on meltdowns! When building a bar, take your time to plan carefully during the framing stage. Spacing for back bar, appliances, under counter, electric, plumbing, tap system and bar top need to be considered all while ensuring the bartender(s) have room to work. Configuration is key as well. This room was huge until we started eating it up with the bar. It’s not uncommon for your chicago rail to be 7-9 feet from the back wall depending on appliance depths and desired bar top width. Then, the stools! Take your time during the framing because there’s no going back. On this one we actually shortened the 45 after initial framing to allow for more space for guests to get in and out on the end. We also relocated the kegerator to a storage room behind the bar and ran glycol lines.
