👉The B.C. government has proposed legislation allowing the City of Vancouver to cap rent increases for new tenants in the Downtown Eastside's single-room occupancy (SRO) buildings. Rent increases, which have risen from $800 to $1,950 a month, would be limited. In case you missed it, last month the @governmentofbc announced changes to the Motor Vehicle Act, prohibiting the operation of Level 3, 4, or 5 self-driving vehicles. 🚗🚫 𝗟𝗲𝘃𝗲𝗹𝘀 𝗼𝗳 𝗔𝘂𝘁𝗼𝗺𝗮𝘁𝗲𝗱 𝗩𝗲𝗵𝗶𝗰𝗹𝗲𝘀 The Society of Automotive Engineers (SAE) classifies vehicle automation with a 0 to 5-level system. Level 0 has no automation, while Levels 1 and 2 have automated driver-assistance features (e.g. lane change assist or automatic braking). Levels 3 to 5 have highly automated self-driving capabilities, which do not require a person to be driving when automated features are engaged. 🛣️🤖 𝗪𝗵𝗮𝘁’𝘀 𝗹𝗲𝗴𝗮𝗹 𝗶𝗻 𝗕.𝗖.? The Motor Vehicle Act prohibits a person from driving, or permitting the driving of, a Level 3, 4 or 5 automated vehicle. This means that highly automated self-driving vehicles cannot yet be driven on public roads in B.C., nor can highly automated self-driving features be used, unless enabled through a pilot project under the Motor Vehicle Act or by regulation in the future. 🚫🚦 𝗪𝗵𝗲𝗻 𝘄𝗶𝗹𝗹 𝗮𝘂𝘁𝗼𝗺𝗮𝘁𝗲𝗱 𝘃𝗲𝗵𝗶𝗰𝗹𝗲𝘀 𝗯𝗲 𝗮𝗹𝗹𝗼𝘄𝗲𝗱 𝗼𝗻 𝗕.𝗖. 𝗿𝗼𝗮𝗱𝘀? Rather than address the real problem, i.e. the destruction of life sustaining caribou habitat, Alberta has chosen to cull wolves and same is BC government. What can you do- a. Ask your local government to put heavy restrictions on logging and oild gas company b. Stop the government on killing wolves c. Criticize Trophy hunters on social media to believe Caribou still can be hunted d. Use more sustainable products, avoid wood based products or use ethically sourced wood products. Update on the BC Building Code 2024 and BC Fire Code 2024. Revision 1 to both codes was published on April 10, 2024. The revisions expand permissions for encapsulated mass timber construction (EMTC). - BC Building Code changes: ✔️ Enable taller EMTC buildings, up to 18 storeys for residential and office buildings from the previous 12-storey limit. ✔️ Add new EMTC building types – including schools, community centres, care facilities, retail, and light- and medium-hazard industrial in addition to residential and office buildings. ✔️ Change encapsulation requirements, allowing for more mass timber to be exposed depending on a building’s height and use. - BC Fire Code changes: Changes to the BC Fire Code add new options for course of construction fire protection in EMTC buildings. #ICYMI, the @governmentofbc has made changes to the Securing Small Business Rebate Program based on feedback received from the business community. The Province has implemented several key changes to the program: ☑️ Insurance Claim Requirement: The requirement to provide an insurance claim when applying for funding through the reparative stream has been eliminated. Applicants are now only required to provide the name of their insurance carrier and policy number. ☑️ Self-Installation Permitted: Businesses can now self-install preventative measures, with the rebate being applicable only to eligible equipment. ☑️ Community Vandalism Requirement: The need for applicants to demonstrate the presence of vandalism in their community to be eligible for the preventative rebate has been removed. ☑️ Extended Application Deadline: Applications will be accepted until the program concludes in 2025. ☑️ Previously denied applicants will be automatically re-evaluated in order of submission date. More than 99% of British Columbians are exempt from this tax. The tax rate is 0.5% of the property’s assessed value, for British Columbians, other Canadian citizens, or permanent residents who aren’t part of a satellite family; and 2% of the property’s assessed value, for foreign owners and satellite families. BC residential property owners with multiple homes in specified taxable areas need to complete an annual declaration to claim exemptions. On February 22nd 2024, the BC Government announced new legislation as part of the 2024 budget: BC HOMEFLIPPING TAX - Applies to any property zoned for residential use sold within 2 years of purchase after Jan 1st, 2025 - Tax rate varies depending on how long property has been owned.
