At long last! Sneak peek of one of the five front covers to my new website that went live this am! I SO wanted to include loads of fave shots from sold homes so added a few ways to 👀 including a section on staging. Many relatable shots (laundry room!!) and "how normal people live VS how they sell their home" images to check out. CERTAINLY ways to go about finding your own home (and enlisting yours truly to assist) and some of my go-to towns to search, even though all Chicagoland is game. My new website will be debuting SOON, and with that, a few before and afters that make proud. The staging+selling effort paid off in great financial returns, quick sales and low stress for my sellers. I really wish I took ALL the before pictures as you'd also see before paint colors, lighting, size of baseboards, floor finishes and conditions and even mosaic window sills in the third property. My client didn't do it, just lived with it all those years 💯 Just know, every thing matters and every detail is considered. And then we look at the budget and pivot, if necessary. Those crazy window sills were rebuilt, needless to say. One room may be just furnishings, another required swapping clunky track lights for sleeker options, removing dated glass and gold trim on the fireplace and painting that surround matte black, and the third, pretty much everything but you just have to trust that as you only see the vacant pic from the final walk through. I get so much joy from the creative and physical process of getting homes on the market and pure high from doing showings and hosting open houses. Even the emotional toll + packing up and destaging - which seems to come sooner than even I ever expect - is something my brain can handle. There are a LOT of Realtors to consider including so my participation is extra-extra. 🥰 It is absolutely humbling to get keys to a home from a seller who will go on the market soon. With those keys comes great responsibility to make their home as attractive as possible, while removing the barriers to a great + swift sale. Breaking records for the building/square footage/block/neighborhood is generally expected. They trust me and then I deliver. It's so crazy!! I do doubt myself - often - and lose sleep over 'will it work?!?!" and then it works. My final walk throughs of homes gets me filled to the brim, every dang time. And then buyers ask me to be part of choosing and negotiating for their HOME. A place they'll show off to their friends and family, and perhaps raise a family of their own there. It's a special time when they are thinking of waking up to their routine in a new space and we vision it together. I've often said I didn't want to resell a home I didn't want my buyers to buy. Hey 19! I'm heading into the weekend celebrating being 19 years' old in the real estate business and couldn't help but look for a picture or two of the original 19 year old. Big glasses, short hair, wearing all home-made clothing. I still adore plaid and that dress was cuter in full length, but I digress. I've loved every bit of the learning curve and relationships. "You did us such a solid, we would be remiss not to call you when it was time for us to sell". I tear up every time I think of those beautiful words. I received a call from past Chicago clients a few weeks ago saying ⬆️ and telling me their house was in Bloomingdale. My first response was 🤔 where's Bloomingdale? And I then thought I'd refer it out within my Realtor community to someone who has strength in the area. BUT FIRST - I needed to know more about the home, location and, as they said they could probably benefit from my staging (re-read the first line ⬆️), I knew I had to check it out before handing it away. Well, well, well.... Guess who took a listing in Bloomingdale and did the clients another solid?!?! The community is the Bloomfield Club and the house was pretty much at the end of of community, tucked in the corner on a cul de sac, across from a golf course. Fast research: Indian Lakes Country Club, now taken over by Bloomingdale and will be redesigned over time. In the meantime, there's a 5 mile walking/running/cycling path across the way. Client knew it would be popular but past sales didn't have them expecting *quite* the turnout. A LOT of people checked us out. A LOT of people submitted offers and the final bids were A LOT over ask. A LOT. I ended up loving the community and surprised about the accessibility and conveniences of the area. I was never a suburban girl (growing up in Oak Park doesn't count) but I see it's draw. Others will be intimidated by so many places to store books and stuff they no longer have. Soooo.... the balancing act begins! Need to make them have purpose and life but not be too intimidating. I can also see the shelves on the lower level coming out altogether for one of the massive tvs that are now offered. The closed storage on the bottom would remain and I don't know ANYONE who is intimidated by too much storage. Destaging day and fond farewells to my client who is moving to GA. The thrill of seeing my name on a sign never gets old, the Under Contract sticker attached.... Well, shucks. 😍 I am proud of the work I do to polish up homes for market. I did a load of showings over a couple of days and we had multiple offers to consider. EVERY buyer commented on the seller's great taste, attention to detail and how even the insides of the cabinets were perfect. How much was his efforts? How much was mine?? I finally cracked open the Who's Who Edition for Chicago Agent Magazine and page 472 is not the very last page!
