Valley West Mall opened on August 4, 1975 as the second modern Enclosed Mall in Des Moines, and third mall overall. The mall was developed by Frederick Watson and was originally anchored by Brandeis, JCPenney, and Petersen Harned Von Maur. Minneapolis based Dayton’s was the proposed fourth anchor, but lawsuits prevented the store from ever breaking ground. The mall was also once’s anchored by a Dunham’s sports, which was converted into the food court in 1998. In 1999, Dillard’s signed a letter of intent to build a store at the mall, but let the letter of intent expire in 2000, and Gaylan’s Sporting Goods sighed a letter of intent in 2001, but backed out in 2003. Valley West and Merle Hay Mall unsuccessfully sued the city of West Des Moines to try and stop the construction of nearby Jordan Creek Town Center, but the lawsuit was ultimately fruitless and Valley West was extensively renovated in 2003 after the case was dismissed by the Iowa Supreme Court in 2002. Developed by Junction City, KS-based Great Western Realty, Indian Creek Mall in the small town of Beatrice, NE was one of two malls proposed for the town in 1967, the other being "The Mall" developed by Idaho-based Daum Development. In May 1967, a branch of the Gamble-Skogmo Tempo Discount Store signed a 20-year lease to build a 45,000 square-foot branch on the mall's west side. This lease also allowed Gamble-Skogmo to approve or veto future anchors. Also in 1967, Jack and Jill Food Center, then owned by the Nash Finch Company, signed on to anchor the mall's north end. In 1973, Abeline, KS-based Duckwall-ALCO corporation signed on to build a 40,000 square-foot ALCO Discount Store as a part of a small expansion on the south side of the mall. The store was the first for the company in the state of Nebraska, but Duckwall-ALCO had plans to open 10 stores total during 1973. At the time, the growing company operated 103 stores in; Kansas, Colorado, Texas, and New Mexico. 14 of these stores were their new ALCO Discount Store format, 83 were their standard Duckwall's 5&10 stores, and the remaining six were fabric stores. Northbridge Mall was announced in June 1984 and opened in 1986 as the second enclosed mall in the small town of Albert Lea, MN. The mall was developed by American Redevelopers INC. (ARI) of Edina, MN, designed by Paul Penk & Associates, and featured two anchors; Shopko and Herberger’s. A three-screen movie theater would join the mall on January 21, 1988, and a small JCPenney would open in 1994, replacing a larger and nearly 30-year-old store across town at the ailing Skyline Mall. JCPenney would close their store at Northbridge just six years later in 2000. Sears moved to the mall from their longtime home at 510 S. Santa Fe in downtown Salina in February 1991. The new anchor would be accompanied by a short wing of stores on the east side of the mall with some neon accents set into the ceiling. The original renderings for the property showed a slightly larger anchor store with no hallway as the east anchor, but Sears felt that the market would be better served by a smaller store. Sears would close in March 2017 alongside 30 Kmart and 15 additional Sears stores. International Growth Properties, who purchased the mall from Urban Retail, decided to convert the space into an arcade and go kart track called “The District”. The space has proven to be very popular, but The District has put a large amount of stress on mall security as Salina and the mall in the general were already dealing with high rates of juvenile delinquency. Dillard’s closed in 2017 and was supposed to have been turned into a restaurant pavilion, but this plan didn’t pan out and the space was leased to Dunham’s Sports, who thankfully maintained a mall entrance. The neon leading towards the Sears/District wing has largely not worked for several years. Oak View Mall opened to the general public on October 3, 1991 as the ninth and final enclosed mall to be developed within the Omaha Metropolitan Statistical Area. Though the mall has spent most of its life having been owned and operated by General Growth Properties, the mall was actually developed by Indianapolis-based Melvin Simon & Associated and is very similar to other Simon malls of the era such as Sunland Park in El Paso, TX and West Ridge Mall in Topeka, KS. Simon would have trouble getting the mall off the ground and the mall was delayed and redesigned several times before it broke ground. Oak View Mall would open with the areas fourth Younkers and third Dillard’s with room for two more anchor stores. Simon would sell the mall to KVI Associates in 1992 who would lure in the regions fourth JCPeneny and Sears stores bringing the mall up to a sizable 859,439 square-feet and putting it on par with Southroads, Crossroads, and Westroads. Initially the mall would bring in higher end and new-to-market stores like GAP, Eddie Bauer, and Williams-Sonoma that would help Oak View stand out amongst the lower end and regional chains that populated the regions four other major malls. Westroads Mall has been renovated five times over its life with major renovations taking place in 1990, 1995, 1999, 2003, and 2013. Original developer John Wiebe would sell the mall to Prudential Financial for $45 Million in 1977 and they would retain the mall for the next 20 years before selling a 51% stake in the mall to General Growth Properties in 1997 with the other 49% being owned by Ivanhoe Cambridge. General Growth would purchase the remainder of the mall on April 5, 2012. The Jones Store did not last long as Westroads. May Department Stores went through a corporate restructuring in the early 2000s to make the company more lean for a potential acquisition or merger and would close several underperforming and outlying Lord & Taylor stores as well as selling off their Omaha store and two Des Moines stores to Saks Northern, who would rebrand them as Younkers. This change resulted in the closure of the old Kilpatrick Younkers store, which would be demolished and replaced by a 14-screen branch of Rave Cinemas, now an AMC theater since 2013. Forever 21 would open in most of the malls basement level in 2012 taking over a space formerly occupied by a Tilt Family Entertainment Center and in 2016 the food court was demolished for a new Container Store, the first branch of the company in Nebraska. Younkers closed in 2018 as part of the bankruptcy and liquidation of parent company Bon-Ton Stores. There have been three major crime incidents at the mall, but I don’t wish to tarnish the mall thus feel like this isn’t the appropriate place for that discussion. Honestly, the atrium of the mall/James R. Thompson Center gives me vertigo due to the vast scale of the whole thing 😅. Home to tenants like Rainbow and Dress Barn in the past, the retail space has been increasingly occupied by service tenants rather than retail. If you would like to see Southbridge Mall, then I would recommend that you visit in the near future. Southbridge Mall is unusual for a small-town mall in that it actually contained a decent-sized food court and stores like American Eagle, KB Toys, and Victoria’s Secret that are usually only located in malls and markets twice the size of Southbridge and Mason City. I think the more diverse tenant offerings at Southbridge helped the mall attract rural shoppers who would have otherwise shopped in Waterloo/Cedar Falls, Fort Dodge, or Alberta Lea, MN. Southbridge wasn’t even the first mall in Mason City, but we can touch on that another day. The mall itself did fine into the 2000s until development on the west side of Mason City started to siphon away traffic. Super Target, Dunham’s, Walmart, Kohl’s, Staples, and Menards would all open about 10 minutes west of the mall and the mall would slowly empty out. Bergo’s closed around 2005 after 50 years in business when the owners decided to retire, JCPenney closed in 2015, and Younkers closed in 2018 as part of the nationwide liquidation of Bon-Ton stores. One of the best atmospheric shots I’ve ever taken. The neon inside the mall may be permanently off, but the exterior signs were still in use when I first visited the mall in August 2018. Between the expansion of Crossroads and the construction of Oak View, Simon invested quite heavily in the Omaha market going into the 90s, but their investments were in vain. They sold off Oak View after only one year and defaulted on a quickly dying Crossroad in the mid-2000s. Both projects were designed by LK Architecture of Wichita, KS, who Simon frequently collaborates with till this day. LK designed Towne East Square in Wichita for Simon in the early 70s and it was recently announced that they’d be the firm in charge of designing the 2022 mall renovations. To see some of LK’s best preserved malls, visit Provo Town Center in Provo, UT, Towne West Square in Wichita, KS, Sunland Park in El Paso, TX, Oak View in Omaha, or Spokane Valley Mall in Spokane, WA. They also designed Hamilton Place for CBL in Chattanooga, but it has been drastically renovated since. Merry Christmas to all who celebrate and Happy Holidays to those who are celebrating one of the numerous other holidays being celebrated this month! I don’t have much left to say about the history of North East Mall. The 2000's continued to bring changes to the mall. Saks would close by the end of 2006 and would be replaced by Dick's the following year. Sears closed in 2019, JCPenney underwent a major renovation and rebranding in 2019, and Nordstrom closed in 2020 leaving Dillard's, Macy's (Foley's), Dick’s, and Penney’s as the anchors for this sprawling complex. For having briefly been an upscale mall, Simon strangely hasn’t invested a ton of money in the property. The flooring is dated and mismatched where they’ve removed planters, there’s a poorly disguised dead fountain in front of Dick’s, and the center court still features a big fountain of the type that they’ve removed at hundreds of other malls in their portfolio. The mall had no shortage of shoppers when I visited five days before thanksgiving, but it’s definitely not thriving. National tenants have been leaking out of the mall since the departure of Nordstrom and with the death of Ridgmar Mall in western Fort Worth and the weakening tenant roster at Hulen Mall in southwest Fort Worth, the western end of the metroplex may soon be down to just The Parks Mall at Arlington as a viable traditional mall. The center court seen here featured the strongest cluster of A-List national tenants. Some of the neighborhoods around the mall look a little worse of wear with numerous empty restaurants, offices, and big box stores. The center court at Vista Ridge Mall (I refuse to call it anything else 😅) is a large expansive area that was built to not only accommodate mall events, but it also served as the lobby and the ticket office for the malls original movie theater. There once was a large fountain, but I’m not sure if it’s still intact under the stage. The greenery in this part of the mall has been wonderfully maintained under all four of the malls owners, and the giant domed skylight provides the plants and shoppers with a nice amount diffused light. My only complaint here is about the tiled flooring. I would have used the pale blue as the accent color and used a more neutral base as the primary color. I’m biased because the 90s renovations of Towne West Square and Village Square Mall in my home state of Kansas mixed an eggshell white base with teal and pink accents so well that I’m a bit biased. I still think that Vista Ridge is a gorgeous property and one of the definitive Homart malls alongside Independence Center in Kansas City, Maplewood Mall in Minneapolis-St. Paul, and Woodfield in Chicago. I think one of the reasons I enjoyed this area so much is because the skylight and food court combination are very reminiscent of many Simon-developed malls from this era, and from this area of the country. Simon used large central skylights at properties like; White Oaks (IL), West Ridge (KS), Oak View (NE), Sunland Park (TX), and Rolling Oaks (TX). My opinion has always been that the best-designed malls are those that were designed to bring in as much natural lighting as possible. The future of Oak Court Mall was thrown into question when Washington Prime declared bankruptcy in 2021. WP quietly dumped the mall and the formerly upscale mall had developed a reputation for crime with police guard towers being installed in the parking lot, an attempted shooter having been stopped the week of my visit, and a newsworthy fight having happened the same week. The upscale stores in the mall have been replaced with vacant storefronts and stores that cater to inner city shoppers, and the mall's police force recently reported that they haven't been paid in months. This mall failed for a couple of reasons. Belz Enterprises was not well-equipped for running an upscale mall and would split the area's shoppers by bringing in many of the same stores to both Oak Court Mall and the Peabody Place Mall downtown. Oak Court opened one year after The Shops at Saddle Creek in nearby Germantown, TN, the nation's first lifestyle center whose 2021 tenant roster contains 70% exclusive to market stores. In addition, Chicago-based JMB Urban, then part owner of The Mall of Memphis and owner and manager of Hickory Ridge Mall, built the upscale Wolfchase Galleria in far east Memphis, a mall whose early roster included Banana Republic, The GAP, Fossil, Pottery Barn, Brookstone, Guess?, Abercrombie, Johnston & Murphy, Build-a-Bear, Ann Taylor, and Coldwater Creek.
