Not only did it need fixing but we now need a build over agreement with Severn Trent as we didn’t know it was there from our searches prior to the work starting. More £££. Rubbish as that is we have now finished the footings and they’ve been signed off so are ready for concrete to go in this week. We have a roof 🙌🏼🙌🏼 I'm sure you've noticed the different colour tiles. This wasn't by choice. We've had a lot of stress with this roof. Did you know its about £2.30 per 1 tile! And even this little extension roof needs about 240 tiles! So, we decided to try and save money by getting tiles from eBay. Which worked out well, there just wasn't enough. Did you also know that different brand of tiles don't lock together sufficiently? And of course, none of the roofing suppliers had the same make and colour that we already had. 🤦🏼♀️ Luckily, a property round the corner was being demolished (just as I was about to loose hope) and with permission from the boss, they gave us all the undamaged tiles. ACL 2022 Weekend 1 was so much fun with the Mann Fam. Leah got to see Kacey Musgraves, one of her absolute favorites, and she put on a really fabulous show. She’s also now a mini Paramore fan and has asked if she can dye her hair orange, of course. We danced, shopped, ate, and had a really fun little Sunday. 🌟Every little helps! 🌟 Dave's dad "volunteered" to help with the floor pad of the extension, ready for the next steps. It makes a massive difference having any help on the big jobs. Dave is doing most of the work himself to save us (a lot) of money. But we've never done anything like this before so everyday is a learning curve. We thought this would be an easy job but of course its not. 😭😭 Due to us having piling done, we have to get a suspended concrete floor pad with a mesh. Which would of been fine, if we had known about it. It was only after double checking the isulation that we were told this had to be done. Which means pushing everything back and even more money.... AGAIN. Day 3 of build is taking it’s toll, where should we be now? Probably pouring foundations and close to laying bricks… but NOPE! nothing but stupid issues with this!! Thanks to welsh water maps not being accurate we’ve discovered an unknown manhole and water pipes which run directly under our foundations… what does this mean??? Day 2. After digging down to 1.8m and the coal getting deeper and deeper (plus the garden beginning to collapse into the trench!) the builder inspector was back out to tell us we will need piling foundations at an extra cost of around £6k 😥 there goes our contingency fund on day 2! So the footings had to be back filled as there were far too deep for piling! Now we wait a week until they can fit us in 🙄 #pilefoundation #pilefoundations
First month of the build in pictures 👷🏻. So we are a couple of weeks behind schedule due to finding drains, water pipes, gas and electric pipes right where the footings need to be. But not just our pipes. All of next doors too 🙈😫. A couple of weeks of chatting to utility companies and building control and @constructionmanprojectsltd came up with a plan 🙌🏼. A plan that didn’t involve digging up next doors driveway either 🥳. One thing it did involve was broken builders trying to pump out water just as quickly as it was going In so the concrete could be poured the next day! Dedication to the cause from them! I didn’t think I would ever be so excited to wash up 😜 kitchen extension is definitely a tale of 2 halves, new bit is coming together, we have running hot and cold water and a working gas hob BUT no electricity yet so lights, oven and dishwasher will have to wait. Had a bit of a blow today (renovation wise). The planning permission for a dormer to make our youngest’s bedroom a better space has been rejected 😢 and talking to the planning officer there’s no point appealing it. Generally you don’t need planning permission for a dormer, however, because our house is a ‘mucklow’ house with a distinctive roof, our local authority has stopped granting permission for these types of renovations. Really disappointed as my daughter was looking forward to her bigger bedroom. We went with option 2. Losing 50cm or so of extension, but it means everyone can crack on. We apply for an ‘overbuild permit and take the extension out to 4 metres, which will involve full planning permission and a few months wait. 2. We bring the extension in a bit, maybe 50cm, to come away from the pipe. This will involve a self certification submitted to the water board, making sure will comply with their rules. Needing the footings to go as deep as the pipe and at least 50cm away from it. 3. Bit of a disaster 😱 A public sewer pipe has been found running along the exact 3 metre build line. Apparently it’s really unusual to have it in your garden so close to the house. So the extension is hanging in the balance! We have, at the moment, a smaller house than we started with, and a massive hole in the back garden! {LONDON YELLOW STOCK} Trip down memory lane. We went down to the local building merchants to pick out the bricks and we went for these little beauties - london yellow stock brick. We had many arguments over bricks 🙈 not about making a decision but because I needed the whole of the inside of the extension brick. This was challenging as we wanted the outside of the house rendered to match the rest of the house, so we had the outside breeze blocked but needed the correct insulation in between. The exposed brick was an issue after the build was complete as we soon realised that when the windows and doors were fitted the insulation was still going to be on show. Not a good look and it certainly wouldn’t pass building control. The most bonkers bit of our build so far- passing a 600 kg, 8 metre long RSJ beam through my poor glass greenhouse to get it through to the back of the house. Option 1 was to move the greenhouse out of the way but there wasn't any flat and clear bit of space to store it safely. 🤷🏽♀️ Option 2 was to get rid of it and get another at a later date (not on my watch) 🙅🏽 Option 3 was to open the doors, take off the back panel, and get 8 people to carry it through the greenhouse 🤯 This is what we did and it worked! Not a scratch on the greenhouse. Well it’s continued to be a bit stop start so far...Reuben has been the only builder to consistently show up! Delays with piling, sorting the mud mound has given the builders a headache 🤯 We managed to get rid of the moat 🏰 40 ton of stone helped. So the inspector isn't happy and has said that it's likely we'll need piling which we absolutely cannot afford 😭😭😭 anyone else been in a similar position and have any miraculous ideas to solve this problem that doesn't cost thousands!? 🙏 Is this what we get for buying a house by the sea!? . This is my daughter's bedroom floor, that's daylight right there 😱. In order to hold up the entire side/corner of our house when the supporting wall was knocked through, in prep for the ginormous RSJ that was required for the new kitchen, the builders had to take huge chunks out of my daughters bedroom wall and floor in order to put in 6 steels and use temporary steel props to hold the house up 😬😬. Again, this was not entirely something I was expecting so again, back to the tea and biscuits to sit and absorb the info like a deer stuck in the headlights 😂 🤦♀️ #kitchenextension #homerenovation #extensionproblems #renovationproblems
Well there has been lots of tears at our house today! The only positive has been that the roof is finished! We have been told by the tiler today that due to the flow screed going down on Friday we will have to wait until mid August before the tiles can be laid. This means the kitchen won’t be fitted and finished until September. 😭 I was finally starting to see light at the end of the tunnel thinking we’d be 100% done by August. I’m letting myself have today to wallow and then tomorrow I have to suck it up and get on with it! We can do this!!

Omg - I am starting to hate getting building regulations! So far we have laid out £350 to an awful architect (was more we got some back) £720 for our structural engineer £800 for our second architect £560 to building regs - just to be told that we now need to pay £414 more to them for inspections and there are still a fair few alterations 😥🤦🏼♀️ so we are getting close to 3k before we’ve even started! Right everybody, I need some serious advice! This is my current situation with the extension and have not yet gotten around to posting photos of our progress up to this point, but need advice ASAP. We have a pitched roof and the plasterer bodged up our ceiling at the point where the two ceilings meet. Firstly, the line is not even straight. Secondly, the line is off centre anyway. We called them back and they are coming tomorrow to rectify their mistake. Should we go with the first picture which hubby edited to show them how he thinks it should be done? With the line going straight from corner to corner but that means the edge of the velux dissappears into the ceiling (and what we think is right). Or should we get them to redo it in the second photo with a straighter line, make it more centred and keep the edge of the velux which would make the line not from corner to corner but this is what the plasterer wants to do. Sorry I've been a bit quiet of late, was basically trying to block out the building situation for my own sanity. 🤯 As you can see builders are back after 2 weeks without them! We had to wait and get new structural drawings for our foundations and then have it costed, I'm not going to say how much extra its going to cost us as it's eye watering 😩 just hoping this is all worth all the stress in the end! We know we're probably going to spend over the house worth but what can you do when previous people were such BODGERS!!!
