Inside Bangs Street Prahran, our recently completed GLM1 project for @homesvic Under the model, Homes Victoria leases land to a consortium to build, operate and maintain housing on the site for 40 years. The land, and all homes, is then returned to public ownership. Bangs Street provides 434 social and private (build-to-rent) apartments. A key priority was for there to be minimal difference between the social housing and BTR components. The interiors draw from a subtle palette of charcoal and green, with an emphasis on durable, quality materials requiring minimal maintenance over the 40-year lease period. Housing is a Human Right!! 🗣🏠✨✊🏽🌸 [en espanol abajo en los comentarios] Last Friday, hundreds of tenants, tenant advocates, community based organiztions, and community members gathered on the steps of LA City Hall on Renters’ Day to sound the alarm on housing issues that impact many renters such as rent debt, skyrocketing rent increases, and harassment by landlords. We also called for the release of ULA dollars to support tenant rights and social housing, and stood with the Hillside Villa Tenants, urging city leaders to do more than provide band-aid solutions for renters. Tenants gave powerful testimony during the rally, uplifting the need for immediate action from our city leaders. Councilmembers @cd1losangeles @cd4losangeles @cd13losangeles joined and spoke on the urgent need for relief for tenants with rent debt, called for a stronger tenant anti-harassment ordinance, and supported our demands for stronger rent control. Later during council, Councilmember Eunisses Hernandez introduced a resolution in celebration of Renters’ Day, reiterating the need for policies that will help stabilize tenant communities. Hernandez also introduced a motion requesting a report back on strategies to address remaining rent debt, which LAHD data shows is still more than $300 million. Project Ossie is soon to be go! 🚀 We have selected our build team and they are ready to go. We obtained multiple quotes from some very good build teams and eventually settled on the build team that had great recommendations for both quality and speed. Speed is a big factor in our decision. This is important for a number of reasons: 1. We are able to let the rooms out sooner and in the peak period 2. We are on the bridging and development product for less time, meaning less total interest is accrued. 3. We can pay our investors back sooner !! 💰 (although most opt to stay onboard and reinvest in the next project as the returns are so good! 😉) Follow for more updates as the project goes along. 🙌🏻

Award nominations Lancaster West Neighbourhood Team are delighted to be shortlisted in two categories at the 2024 Unlock Net Zero Awards. These awards celebrate and showcase the important work carried out by individuals, teams and organisations within the housing sector, shining a light on those who are leading the way with net zero solutions. The first award LWNT have been shortlisted for is the ‘Engagement campaign of the year award’, recognising the co-design of our renewable Heat Network. To date, 498 residents have directly contributed to the co-design of the heat network through workshops, focus groups and drop-in exhibitions. The second award LWNT have been shortlisted for is the ‘Skills and Training Award, recognising our Green Skills Academy.The Green Skills Academy has been central to launching the decarbonisation work across Lancaster West Estate and wider, allowing residents a path into the green sector through qualifications in retrofit and energy efficiency. Residents can still sign up to FREE six week retrofit training. The course, delivered with CCCG, will introduce you to key concepts in retrofit and energy efficiency, with employer-led and career development elements. Following our inclusion in @Dezeen's list of the top 50 architecture studios at the forefront of the social housing resurgence, we're taking a look at some of our residential schemes. Taylor, Chatto and Wilmott Courts form part of the @HackneyCouncil Housing Supply Programme to build new Council homes using an in-house not-for-profit model. "When I saw the property, I was shocked because I was expecting it to be one of those little boxes, but what they built was really, really surprising," said one of the first tenants, Abbey Alebisou. "I was really impressed with them to have built something of such a good standard. My son would not be able to stay in London if we did not have this place."
