I'm a BIG fan of introducing elephants in the room so I want to address the fact that yes, you can choose *not* to have agent representation. But just like a good judge would advise a defendant to have an attorney represent them, I would advise you have an agent represent you. Googling your way through a transaction will likely cost you more than it could save you, especially when you consider how little the average buyer knows about contingencies, negotiations, and any legal loopholes you could run into.
