I mean gifts are coming in, going out, zoom, zoom , zoom & my hope is that Tony will never notice! . I’m trying to be super intentional with my clothes shopping but at the same time be Extremely eco-conscious! The fashion industry has such a huge impact on the amount of clothing that are in landfills. It really is astonishing that in 2017 about 85% of textiles were thrown away! . When we were working on the house in 2012, our youngest son, Joe, was 6. I asked him to pick out 2 colors for his room rand he came back with primary blue and electric orange. We settled with the electric orange and bit more calm slate blue-grey. All of the paint in the house is a petroleum-free oil based paint by AFM. It is the closest I have ever seen to the old school toxic oil paints in how it rolls and brushes out. It goes on like butter but without all the noxious fumes and toxic chemicals. The floor finish is also petroleum-free Rubio Monocoat. Unfortunately the land around the house was poorly grading with everything tilted towards the house. It is on slab, but still not good. Therefore some grading was in order. Working with Craig Terell of Land Architects, we were able to develop a nice plan to fix the grading while ensuring we captured all of the water on the site. The old grading also sent a good deal of water right into our neighbors garage. . With the hard lines of the house we wanted to convert the landscape into a series of serpentine mounds and hardscaping with gravel to be a counterpoint to the house. The gravel allows the rain to pass through both with the swales under it and from the top as the rain falls. . We also created a series of swales and French drains that ran into the two retention ponds or rain gardens, again to keep all the water on the site from both rain and the sump pump from the root cellar. The big swale in the back was dubbed River Hickman and quickly filled in with cattails, black raspberries and other vegetation. It became a natural wall between our house and our neighbor. No hard fence required. . We also repurposed much of the concert slab we took out to allow for more porous landscape. One of the most exciting days of the project was seeing the 6.4k PV system going in. When we first looked at the house one of the first things that caught my attention was the side yard that appeared to have a clear sight line to the sun. How clear and what times of the year was the question. . Time to call my good friend @michaelklementarchitect of @architecturalresource and have him bring over his cool little gadget to test how clear the site was year round. Bingo! It was clear more than 95% of the time year round. . After we did some load modeling to project our energy consumption with good friends at THRIVE Collaborative @mattgrocoff @mcneelybuilding and @davideifrid, we settled on the size of the array we felt would get us to net-Zero. Back to the inside and the other side of the roof. The ceiling had virtually zero insulation in it...not good! Not to mention the flipper installed can lights everywhere, aka holes to the outside. All sheetrock had to come down and we filled and sealed all of the ceiling cavities with 10” of soy based foam insulation. This gave us between 10.25” and 12” of solid insulation now to cap the house. The most critical area for insulation. Unfortunately, this was truly a flat roof and it had badly bellied in several areas. We decided to replace the membrane but also install a new tapered seam insulation system to add additional insulation to the roof but to also create a sort of mini hip roof with a 1/4” per foot pitch in all directions. A fun day in the moat @ranchodeluxea2 . Why a moat? Well, one of the first things we noticed was the floor was freezing cold in October. Hmmm... On our our agenda was an energy audit anyway, lets check that out in the process. It was a very sunny day about 11am and 35 degrees outside in January. The heat inside the house was set at 55 but temp was actually 65 inside. Therefore the heat was not even running at that point. Sweet! We have excellent passive solar going on with all the southern exposure glass. . Then, we checked the ground temperature 18” away from the house. 55 degrees! What? The concrete floor and slab foundation was a giant heat sink but then it was dumping all that awesome heat right back into the surrounding earth. No #insulation at all under the slab, none! Not surprising but still, Ugh! . What to do? We were not going to dig up the slab so we decided to expose the entire foundation and encase it in 4” of rigid soy based spray foam insulation. Bang! And it worked like a charm. No more heat loss snd no more cold floor. And... we had a moat for a few days. The boys loved it. . Damn they were young! Clearly a soccer day. Once the damaged portions of the structure and sheathing were replaced, it was time to rebuild the envelope. We checked all the walls with a infrared thermal imaging camera to find all the weeks spots and voids in the existing in wall insulation. We filled all of those, then added 2” or #reclaimed rigid board insulation on the exterior. We were able to salvage that from a school roof that was being replaced. Next came the new skin in the form of @vaproshield. It is a black, UV Stable Water Resistive Vapor Permeable Air Barrier Membrane for Open Joint Rain Screen Cladding Systems. While we schemed and planned on the overall design, we knew the vinyl siding would no longer have a home at @ranchodeluxea2 . We decided to remove it and repurpose it: we brought in the good folks from Reclaim Detroit for that. Thankfully we found a new home for the siding on another structure. We also repurposed most of the blue foam insulation back on site. This then gave us a good look at what the real condition things were in neatly hidden under there. Boy did we get some surprises. . First of all we discovered the original redwood siding was there. In really really rough shape, but there and not any lead paint. Gotta salvage what we can of that. . Next we discovered some areas with water damage... and one big area with massive water damage. Almost the entire North side of the house was destroyed. Thanks for the disclosure Mr. flipper! Well hidden. Could have been a law suit but we were not in the mood for that though. Ultimately no one wins. . What caused the damage? A fatal flaw in the roof design and or poor maintenance of the original interior roof drain system. Note the pitch change in the last photo where the shed roof creates a scupper to collect water. Originally, there were 3 drains there. They definitely failed at some point and serious water damage occurred in that entire wall section underneath. We had to completely rebuild that wall and change the pitch design of the shed roof.
