Hillcrest Robbenzicht 2017 After chugging some lovely @charlesfoxmcc bubbly to celebrate not having to deal with certain parts of our jobs for a while, I opened this humble little wine for us. I thought the wine represented lovely value for money back then, but when the 2017 vintage became available via @getwine, it was truly dirt cheap, and I jumped at the chance to secure a few bottles. But, again, very few people probably matured this entry-level wine up until now. Mistake! I mostly did it because the wine had such a classic profile. It's a Bordeaux-style red from a cool place at just 13.5% ABV. My kinda vibe. It has beautiful lavender on the nose, so one would swear that it has some Syrah in it. But no, it's just Cabernet Sauvignon & Merlot. There's no green character here. Sans pyrazines, bru. Just soooo balanced and delicious. And stable - no dodgy stuff. And, although some mature vibes are lending it extra complexity by now, it has a good few years left in the legs. I can't tell you how many R400+ Bordeaux-style reds are far inferior to this wine. I think a huge part of the problem is that most winemakers who dabble in this kind of blend either (a) sit with hopelessly virused vineyards, (b) sit with inappropriate terroir, and (c) are trying to make IMPRESSIVE wine, instead of honest, balanced wine. 🏘️ Guess what, if you ever sell a property you’ve used as Serviced Accommodation you can continue to pay a lot less tax on your remaining Serviced Accommodation properties because of a previous Capital Allowance (CA) claim! CAs are an amount of money you can earn tax free, and can easily be 35% of the property’s value! Let's say that figure is £70,000, that means you can earn £70,000 tax free! Don’t worry, all you need to do is get the buyer to sign a 198 Election to keep the CAs! Have the buyer sign it and you’ll be able to take your unclaimed Capital Allowance with you, and offset it against your other furnished holiday let or SA income. It’s important however to remember to let the buyer know about it early on, and not shortly before exchange and completion like I did! In my defence, I was a wee bit busy and a tad distracted 😅 and so I remembered to flag it up a bit late in the day which turned into a bit of a thing! In the end, I had to get the Estate Agent’s accountant to explain the gist of it to the buyer (and it cost me a couple hundred quid). Not a big loss because the CA claim was worth thousands to me, but let me tell you, I won’t make the same mistake again! It turns out leaving a Tenant Buyer alone in a property without regular inspections and good communication was a mistake. She stopped paying rent and kept several large dogs in the house, and didn’t look after the property. After investing a lot of money to get everything back the way it used to be, I've decided to sell the property. Sometimes there's no point in struggling with a property that is causing you issues, and it is completely acceptable to change your plans. One of the key things you mustn't forget is that when you sell a property upon which you have done a Capital Allowance claim, you have to have your buyer sign what's called a 198 Election. This means that effectively they are giving you all of those capital allowances that are still tied to the property. Do you know where Bonymaen is? It’s in Swansea, and locals don’t always consider it a great place to live. Even though there’s a certain stigma around places like these which lowers the purchase price, they are heaven-sent for what I like to call; the Purchase-to-SA loophole. Serviced Accommodation can flourish in these areas, provided they’re safe and relatively close to the places of interest for your guests, who have a totally different set of criteria to people living there full time. For example, the property that I own in Bonymaen 🏘 is not very pretty, and nowhere near the city centre, but its location works for many of the trades that we have as guests, and it’s a lot more affordable than a hotel. And guess what? It was really cheap to buy! Things that made it cheap were Japanese Knotweed but get what, with Serviced Accommodation you get 150% tax relief on the cost of treating it because of a thing called ‘land remediation relief’. Then there’s a thing called Capital Allowances which means you can earn nearly £70,000 tax free on this house. Turning a property into Serviced Accommodation is something that I enjoy doing — check out my previous video to see how we’re converting a Guesthouse BnB into an aparthotel! There are many great properties out there that work perfectly as Serviced Accommodation, but there are some that unfortunately do not. Things that might seem trivial, like weather and traffic, can have a big impact in the long run in ways that might not be obvious at a first glance. Of course, the list of things that could go wrong goes on, and there is no use in waiting to come across on a perfect property. However, there are some points you have to consider before deciding to invest. There are a few properties that I've run SAs in, but ultimately decided that it would be best to sell because they don't fit well as Serviced Accommodation. One of them is featured in today’s video. Did you ever pass a Guesthouse/B&B and notice the wasted potential and at the same time dream of the wealth of opportunity for you if you owned it? If you ask me, dreaming is all well and good, but you should plan instead, because when you do, that plan has a great chance of becoming a reality! This was the case with us and this property that we are currently refurbishing and turning into an Aparthotel. Not only are we going to turn the rooms into studio rooms with mini kitchens, making them perfect for the guests because that enables social distancing (an increasing concern among SA guests lately, and likely in the future), but we will be converting the rest of the property too — the communal dining room, the big kitchen, owner’s accommodation, etc — into studios as well! It’s definitely worth turning the property into something that can make a lot more, right? Now, there is a way of acquiring this type of property so that everybody is happy! There is no reason to break the bank, and both you and your investors will come out ahead financially. The Serviced Accommodation community got some fantastic news these past couple of weeks! It's been announced that, in England and Northern Ireland (so far, but we're hoping the same will turn out to be true for Scotland and Wales soon!), there will be a Stamp Duty reduction lasting until the end of March next year! Make sure to get your purchases finished before that date, because the effective reduction, depending on the purchase price, will be 2%-5% in Stamp, netting you thousands of pounds in tax. And everybody likes saving tax money, right? In addition to this lovely piece of news about Stamp Duty, there has been an announcement about the reduction in VAT for hospitality businesses. Those paying 20% in VAT will now only have to pay 5%, and those of you on the flat rate of VAT, either 10.5% or 9.5%, can breathe a sigh of relief, because the rate of VAT for you is going down to ZERO. Incredible news that is bound to revitalize lots and lots of Serviced Accommodation businesses! After becoming a full-time property investor and reading a large number of Serviced Accommodation (SA) books, I've realised that they've been missing a lot of valuable information. The book itself covers my DEALS Model (D - due diligence, E - explore A - acquisition, L - logistics, S - scrutinise), and how to do SA in order to reach success and sack the boss — in some cases, after as little as six months! lately i have made a real conscious effort to not use filters when taking selfies 🙄• throw it back to the picture on the left in 2013 when i went on a night out and smiled in every photo even tho i was feeling dead on the inside• as many of you may know i suffered a serve skin infection about 7 years ago.. back then there wasn’t really any filters that made your face clearer/look “perfect”• i felt like a monster; on the inside i was hurting, i hated the way i looked but after battling with the infection for almost a year i learnt to deal with it.. it was still me and how i looked didn’t define me• fast forward to the last few year’s, i no longer have a skin infection but my skin is incredibly weak from all the strong creams and damage caused by the infection, meaning i am more prone to spots and eczema on my face• of course i began to rely on filters to look “good, perfect, whatever you want to call it”.• but when i look back at pictures of me smiling through one of the toughest times in my life with no filter.. it makes me realise that we are living in a world where it’s more normal to look fake than it is to just be you 🤷♀️• no one is airbrushed in real life 👀• so far i’ve hardly used or uploaded any photos with a filter on them for a month and it’s a long process but i’m starting to love myself without a filter again• being real, being me 😊• the right people will accept you and love you for who you are not what you look like .. believe it’s true ❤️• #stopusingfilters #stopediting #stoptryingtoimpress #betruetowhoyouare #betruetoyou #transformation #change #smile #lifejourney #nofilter #bebrave
