Here’s the side of real estate SOCIAL MEDIA rarely shows! I’m here to tell you that being a landlord is not all about collecting rent on the 1st. A landlord has to be responsive to tenants concerns and be a skilled problem solver!! I recently replaced a HVAC on this property purchased last year with an inherited tenant. As a general rule, I set aside 10% of rental income for each property into a CapEx account. Needless to say, my CapEx account for this particular property didn’t generate enough savings to cover this expense🫨. Did I panic?? NOPE!! I knew last year the HVAC was at the end of its lifespan upon inspection prior to purchase. This is why liquidity and good personal/business credit are so important. Instead of using cash to replace the HVAC. I had the option to take advantage of my business credit card with 0% interest. This allowed me to rectify the problem for my tenant within 1️⃣ day. One thing for certain, two things for sure. None of my tenants will wait weeks or months for any maintenance request, BIG or small. When you start to lose faith in humanity- consider this: I gave this gift card to a coworker (Janet) as part of a holiday hype at work. She put it in her bag, along with a book and her journal, and a few other personal items that bag went with her to DC, where it was stolen out of her car while she was visit a bookstore. With no identification in the bag, there was no way for her to get the bag with all her belongings back. Except. The bag somehow made it back to @politicsprose, where M. Cagney contacted @anunlikelystory, who had the bag sent back up here, tracked the purchase of the gift card to me, who was sitting next to @janetschitty when Leo called to tell me they had the bag. Valentine’s Day used to be a reminder of what I wanted but didn’t have, that I was alone, I was single, I had no one to call, no one to call me and no one to exchange gifts with. You know when you are a kid and there is that loose tooth just hanging by this tiny little string. Well, I am really feeling that. I am leaning heavily into my faith. I know that all the bad is going to be balanced with the good. I know that this is just a season and he will see me through. I know that the stress is accompanied with excitement. Last night we were pushing through. Getting the last bit of stuff packed away before our showing tonight. We got the pinewood derby cars cut painted and almost complete. Then the big dog started peeing blood. So to the vet we went. I have no idea what the lesson is here. He is fine but is going to be on medicine. My iphone charger stopped working randomly and my kid got paint on some trim. Tonight will be equally crazy with finishing the cars, our first showing and basketball. Then this weekend an open house. All of which I am grateful for but also feeling a lot of my heart beating out of my chest. Usually by this time I would have broken down and gotten frustrated. This time I am trying to keep it together and knowing that he will delivery me from all of this. Knowing that this is just the fiery hoops and on the other side is glorious. We love our new home, we will add a fluff ball to our family when ready and I can buy a new charger. Now I wrote a blog about caterpillars and butterflies.. “The Unwired Caterpillar/Butterfly Way” on aril 17th 2022.. all about how butterflies start off as a caterpillar.. then they turn into a butterfly and they only live for between 14-21 days.. and I described it like having a chronic illness or disability.. And this post completely connects with my blog.. and it kind of proves it’s true.. So imagine we’re caterpillars during the shite and really bad days.. but our good days we turn to a butterfly.. and we all know having a chronic illness, disorder or disability can flip 360 in the blink of an eye.. symptoms come and go as they please.. making good days sometimes far and few between the bad ones.. But it gets better.. we are in a constant cycle of being caterpillars then being butterflies.. So if your like me and your a caterpillar.. (I over did it yesterday by it was so worth it.. so now I’m paying for it today.. 🥰) I’ll be wrapped in goooooo and blankets for the next however long until I’m feeling well enough to grow some butterfly wings and have a few good days.. Can I be vulnerable in this post? Not sure why I want to share all of this, but I have no doubt it can help atleast one of our rv community friends/family out there! All my life I knew I wanted to hit the road and travel until I couldn’t travel anymore. That’s apart of who I am. It doesn’t matter what type of trip or vacation it was. I was down for it all! Just a few months ago we decided as a family that it was going to be best if we put everything up for sale and changed our life up for a bit hopefully for the better. Our house sold in just ONE month! Everything went in the right direction even with a few bumps in the road. We knew we wanted to stay in Wyoming for the summer and it feels like a dream to be here! Have we had down falls and heartache while being here ? Sure! My husband went from making decent money to absolutely nothing. Talk about stepping out on faith ? People always ask how we even live this lifestyle, how blessed we are and also ask how we survive and all I ever know to say it “we’re just winging it” God has definitely helped us get to this point though. My husband now has a laid back job where he is able to have more family time and less stress so that absolutely makes a pay cut worth it. As for me, im still in awe. I’m thankful for this life and my family and I’m slowly but surely becoming a content creator that I’ve always wanted to become. I know for a fact I wouldn’t be where I am today without all of you. We absolutely love being apart of everyone’s lives. I love watching everyone’s adventures and I love sharing ours! The moral of the story is- Just do it. Do what you’ve always wanted to do to become a better you or a better family. You’ll have hard days but I promise the good will outweigh them. This journey is absolutely worth it! It’s never ok to wish harm on anyone else. If you do, you’re actually inviting that bad energy back into your life tenfold. Karma doesn’t discriminate in that regard – what you reap, you will (eventually) sow. Always…… REMEMBER: You can’t cast a negative net and expect to catch anything positive Nothing good comes from sowing or spewing venom or toxicity in the world. Even though it might “feel” good in the moment, it will ultimately cause more problems in the long run. Of course, the long run could be your next lifetime, but that still doesn’t make it right. In this age of instant gratification and guarded consequences, it’s increasingly more important for us to remember the simple truths….again SIMPLE TRUTHS and the wisdom of the ages. They’ve lasted as long as they have because they’re as pure as it gets. Time can’t tarnish them. As for what to do when you feel wronged by someone? Think about your reaction and let it be necessary to fit the situation because some things are necessary not evil. Let me personally share, just recently someone wished that I would get hit by a bus and die, immediately I laughed at the words but soon after I deeply thought about those venomous words and my anger soon turned into pity because I began to wonder what kind of person you must be to wish death on a person, what kind of soul you must have, what have you been through in life to cause you to be so evil. As I asked these questions, I realized that people like these you may never find the right answers to and all you can ask God for us to create a clean heart within you because the things you put out will eventually return to you and your kids. So I pray daily for these people because I only want blessings to fall on my children and their children and their children…. Moral of the lesson: you cannot control someone’s actions but you can control your reaction. Moreover, your reaction is the boomerang 🪃 n most cases…. Even though people seem to let the negative events flood their minds, it takes away from them seeing that the positive usually outweighs the negative, yet they usually let the negative stay with them. Something about the ocean calms the soul. When you first arrive it hits you with sound, smell and beauty. Then, often it becomes background noise, windy and cold. Sometimes the things we wish for most, turn into our greatest hardships. Blessings can have two sides to them after their newness wears off. They have not changed, but we see them differently. I remember when I used to write in my journal or diary, daily. I did that for years. Then all of a sudden I stopped and could not get back into writing. As the years passed by, I would grab one of the older journals and read and laugh or read and reflect. No matter what emotion I feel when I read them, I was so very happy that I had written those memories. As I'm doing what I can to hold on to my peace, I can find something to sing almost every day. I can find a reason to dance on most days, too. Even if I'm trying to do the dances that I see on social media that I don't have any business doing. Lol. I can look back on those times and just laugh and laugh or grin a big old grin. Those are the days that I look forward to the most. But when I have a day that just seems like it could not get any worse, I focus on the thing(s) that made me feel that way and you know what that means. I can't focus on anything. I have the worst attitude. I want to be alone and around people. I'm stressed and everything. Well, do you know what would be helpful in that moment? Having a reminder that my good days outweigh my not so good days. Now, I haven't fully gotten back into journaling, but I do like to write a little something, something down every now and then. So, whether you love writing or just want a way to reflect on your day, this e-book is ideal for you.
